SUMMARIZED QUALIFICATIONS:
- Graduate with an Engineering degree or a Business-related course.
- With two (2) to three (3) years of experience in independent contracting, project development, or a related field.
- Proficient in budget management, bidding, and financial analysis.
- Experienced as a Real Estate Warrantor, Property Insurance Underwriter, Risk Assessor, or in a similar role involving property evaluation, risk management, or insurance.
- Experience in real estate finishing works is an advantage.
- Must be willing to work onsite from Monday to Saturday at EDSA Greenhills.
JOB SUMMARY
The Project Development Supervisor is responsible for leading the conceptualization, planning, and execution of projects, from initial ideation to project completion, ensuring successful delivery within budget and timeline.
He / She is responsible in completing projects by a set deadline to uphold business initiatives. Their duties include dividing up their budget for different project aspects and advocating for additional funding when necessary, hiring freelance professionals or selecting project team members from existing departments, and setting or adjusting project schedules to adhere to deadlines.
A. Project Administration
- Project Planning: Develop comprehensive project plans that merge customer requirements with company profitability.
- Resource Allocation: Allocate project resources and manage project budgets.
- Team Leadership: Lead project teams, ensuring all members are aligned with project goals.
- Risk Management: Identify potential project risks and develop mitigation strategies.
- Stakeholder Communication: Maintain effective communication with stakeholders, tenants, clients and contractors, providing regular project updates.
- Quality Assurance: Ensure project deliverables meet quality standards and client expectations.
- Performance Monitoring: Track project performance using appropriate tools and techniques.
B. Real Estate Appraiser
- Inspect properties and consider factors such as market conditions, location, and property characteristics to determine their value.
- Use appropriate methodologies for appraising properties.
- Prepare and maintain current data on each real estate property.
- Ensure that reports and other written documentation is accurate and supports the conclusion of the appraisal.
- Stay updated on local real estate market trends.
C. Project Planning, Scope Project Execution, Delivery & Project Closure
- Develop and manage project scope, objectives, and deliverables.
- Create detailed project plans, including timelines, budgets, and resource allocation.
- Identify and assess project risks and develop mitigation strategies.
- Monitor project progress against plan, identify and address issues promptly.
- Ensure adherence to project standards, quality control measures, and safety regulations.
- Manage project budget, track expenses, and ensure cost-effectiveness.
- Document project processes, lessons learned, and best practices.
- Ensure all project deliverables are completed and meet requirements.
- Conduct post-project reviews to identify areas for improvement.
- Transition project to operations or handover to relevant stakeholders.
D. Stakeholder Management
- Communicate project status, progress, and challenges to stakeholders regularly.
- Manage stakeholder expectations and ensure their needs are met.
- Facilitate meetings, workshops, and presentations to keep stakeholders informed.
- Prepare cost proposals for Special Work Orders and secure approval from the Business Units.
- Ensure that all contracted services included in the PDM Fees are provided to tenants such as but not limited to:
- Minor Maintenance Works in Leased Areas
- Submission of Periodic Reports
- Timely response to tenant requests and issues.
E. Departmental Interface
- Coordinate and communicate with various sections within the engineering department as well as with Tenants to ensure the project meets expectations.
