Concerted Management Corporation seeks a Project Architect to oversee planning, design, and construction stages for new developments. The role ensures projects conform to design, budget, and schedule and prepares turnover to property management and leasing services.
Key responsibilities include assisting in master planning, due diligence, permitting, design coordination, and procurement planning, ensuring quality control and timely delivery from start to finish.
The Project Architect monitors the Planning, Design and Construction Stages of the development for new projects. He/she ensures that that the project assigned to him/her is constructed in accordance with design, budget, and schedule for TPI properties, as well as makes it ready for turnover to property management and leasing services
Assists the Technical Services Manager in drawing up of initial masterplan and preliminary data sheet for financial study.
Assists Technical Services Manager in the technical due diligence.
Assists the technical Services Manager in securung the area upon purchase.
Actively participates in design coordination
Reviews and completes all plans for permit requirements (LGU specific building code)
Collates and acquires regulatory permits.
Drafts concepts and schematic design of project for approval.
Assists the TS Manager in reviewing schematics, standardize specs and finishes.
Identifies Engineering Studies (TDDs) required for the project and breaks down the project into contract packages prior to bidding.
Engages Design and Technical Consultants.
Assists Technical Services Manager in the preparation of a procurement plan and breaks down the project into contract packages (WBS) for approval prior to bidding.
Plans projects and defines the engineering criteria and terms of reference for the project at every stage sign off.
Assists the Technical Services Manager in the Quantity Surveying and the Value Engineering Initiatives for the project.
Assists the TS Manager in evaluating existing design standards and checks the implementation of approved for construction drawing plans.
Assists TS Manager in reviews construction contracts and NTPs.
Plans and coordinates a project from start to finish, including organizing the schedule of work, costings, and budget.
Manage the assigned construction site including monitoring contractors, checking materials, inspecting work, and overseeing quality control.
Attend client and contractors meetings with TS Manager to inform them of progress on the project and discusses issues and concerns of the project.
Evaluates the progress of works and submits daily, weekly, and monthly detailed construction activity reports.
Ensures the project/s assigned is delivered on time and on budget by setting benchmarks, agreeing on budgets, and monitoring progress.
Acquires post-construction permits.
Completes punchlists prior to turnover to property management.
Witnesses the Testing and Commissioning.
Recommends issuance of Certificate of Completion and Acceptance of contractors.
Recommends and processes release of retention to contractors.
Turnovers the property to the Property Management Group.
Prepares the Construction Completion Report.
Ensures that the as-built plans are complete and reflective of the built structure.
