About the role
As an Operations Associate Manager, you will be responsible for handling operations management and administration functions across mall building assignments, including mall operations, safety, security, sustainability, and facility management.
Key responsibilities
- Strategic Management & Operations
- Support the Operations Manager/General Manager in communicating and aligning the Operations Department’s strategic direction and objectives.
- Assist in the day‑to‑day management and administration of mall operations, processes, and activities.
- Support key operational functions, including:
- Mall Operations
- Safety, Security & Sustainability
- Facility Management
- Mall Operations & Property Standards
- Conduct and support daily mall inspections during opening, mid‑shift, and closing to ensure compliance with established operating systems and procedures.
- Monitor merchants, customers, and internal units to ensure adherence to mall standards and operational requirements.
- Help maintain high‑quality property standards through daily inspections and preventive maintenance checks covering cleanliness, air‑conditioning, lighting, assets, equipment, parking, service areas, restrooms, and common areas.
- Assist in maintaining effective security and operational controls across the mall premises.
- Safety, Security & Risk Management
- Identify, document, and communicate health and safety risks that may affect employees, merchants, contractors, mall patrons, and the general public.
- Assist in implementing appropriate measures to address operational and safety concerns.
- Support the smooth resolution of conflicts and disputes involving merchants, customers, and mall visitors, coordinating with security and other relevant teams when necessary.
- Process Improvement & Cost Management
- Support the implementation of cost‑saving initiatives and sustainability projects aimed at reducing Direct Operating Expenses (DOEs).
- Analyze operational data and reports to identify the causes of recurring operational issues.
- Develop and recommend improvements to policies, processes, and operational practices based on findings.
- Reporting & People Management
- Prepare and submit operational reports, including:
- Daily Operations Inspection and Monitoring Reports
- Cost‑Saving Initiatives and Project Reports
- KRA Setting and Monitoring for Operations Staff
- Support project planning, people management, and operational initiatives.
- Perform other management‑directed functions as required.
Qualifications
- Bachelor’s degree in Business Administration, Engineering, or any business/technical‑related course.
- At least 3 years of relevant experience in Operations Management, preferably within the retail or property management industry.
- Proficient in Microsoft Office applications, particularly:
- MS Word
- MS PowerPoint
- MS Excel
- MS Visio
- Knowledge of specialized systems such as SAP or Oracle is an advantage.
- Above‑average oral and written communication skills, including negotiation, presentation, facilitation, and training.
- Demonstrated ability in project management, planning, people management, and leadership.
- Basic understanding of the relationship between financial and business operations within an organization.
