About the role
This role involves taking overall responsibility for the P&L, budget, revenue, and receivables of an assigned building, center, or area. You will monitor financial performance, analyze merchant sales performance, implement billing and collection guidelines, and oversee day-to-day operations while ensuring compliance with company standards and policies.
Key responsibilities
- Take overall responsibility for the P&L, budget, revenue, and receivables of the assigned building, center, or area
- Monitor financial performance, including gross revenues, operating expenses, merchant sales, and budget targets, and identify key performance drivers and opportunities for improvement
- Analyze merchant sales performance against prior-year results, current-year budgets, sales targets, category benchmarks, and overall center performance
- Implement billing and collection guidelines and work closely with the Billing and Collection team to ensure timely payments and effective receivables management
- Prepare and manage quarterly budgets, including relevant business assumptions and forecasts
- Oversee the day-to-day operations of the assigned area, ensuring compliance with company standards, policies, procedures, and service requirements
- Monitor housekeeping, maintenance, facilities, and overall site conditions to ensure a safe, clean, functional, and well-maintained environment
- Identify and implement operational improvements that enhance customer experience, facility condition, and overall business performance
- Build and maintain strong, professional relationships with merchants and support initiatives that contribute to their business growth and long-term viability
- Provide guidance, coaching, and mentorship to Operations Associates to support their professional development
About you
- Bachelor's degree in Business Management, Operations Management, Marketing, Business Studies, Business Administration, Management, or a related field
- 5–8 years of relevant experience in mall, retail, property, or related industry
- At least 3–5 years of experience in a managerial or supervisory capacity
- Strong understanding of mall/retail operations, merchant management, and property administration
- Demonstrated experience in budget management, financial analysis, revenue monitoring, and receivables management
- Strong ability to analyze sales performance, financial results, and operational metrics and translate insights into actionable strategies
- Excellent merchant relationship management and customer service skills, with the ability to address concerns and build long-term business relationships
- Good knowledge of leasing processes and contract administration
- Strong communication, analytical, and problem-solving skills
- Strong leadership skills with the ability to manage teams, drive business results, and make sound operational decisions
