Job summary

2529 Corporation is seeking an Operations Manager to own end-to-end operations for its residential short-term rental portfolio in Metro Manila. You will oversee guest readiness, OTA performance, and guest experience while leading housekeeping, maintenance, and concierge teams.

You will also manage owner relations, drive occupancy and pricing, and ensure regulatory compliance. The role requires a degree in hospitality or related field and 3–5 years’ experience in hospitality operations with 1–2

• Excellent people management and leadership abilities.

Responsibilities

• Oversee full operational management of all short-term rental and staycation units, ensuring consistent quality, cleanliness, and guest readiness.
• Manage OTA channel performance (Airbnb, Booking.com, Agoda, Traveloka) — listings, dynamic pricing, availability calendars, and review management.
• Lead and develop housekeeping, maintenance, and concierge teams, including scheduling, performance coaching, and standards enforcement.
• Own the guest experience lifecycle — pre-arrival communication, check-in/check-out, on-stay support, complaint resolution, and post-stay follow-up.
• Drive revenue management: occupancy optimization, seasonal pricing strategy, and monthly P&L reporting per unit/portfolio.
• Serve as the primary point of contact for property owners — unit performance updates, turnover coordination, damage/incident reporting.
• Ensure compliance with local government requirements (barangay/business permits, fire safety, sanitation) and workplace safety standards under RA 11058.
• Implement and monitor SOPs for cash handling, security deposits, and guest payment reconciliation.

About the Role

JPPM manages 100+ residential units across daily, staycation, and short-term rental leasing, with full concierge support. The Operations Manager will take end-to-end ownership of this business line — balancing revenue performance, guest satisfaction, owner relationships, and team leadership.

Key Responsibilities

Qualifications

• Bachelor's degree in Hospitality Management, Business Administration, or related field
• At least 3–5 years of experience in hospitality operations, property management, or short-term rental/Airbnb management, with at least 1–2 years in a supervisory/managerial capacity
• Working knowledge of OTA platforms and channel/property management systems (e.g., Hostaway, Guesty, Beds24, or similar)
• Strong grasp of revenue/yield management principles
• Excellent people-management skills — able to lead housekeeping, maintenance, and front-line concierge staff
• Financial literacy — comfortable owning unit-level P&L and owner reporting
• Willingness to be on call and flexible with schedule, given the 24/7 nature of short-term rental operations
• Own transportation preferred, given multi-site unit visits across Metro Manila
