Job summary

MicroSourcing is seeking a Support Specialist for an onsite night-shift role in Quezon City, Metro Manila. The position focuses on leasing support, deposit handling, and data accuracy using CRM and ERP tools.

You will guide residency applicants through leasing, maintain lease and transaction records, and collaborate with onsite teams to ensure policy and regulatory compliance. The role requires a detail-oriented approach and strong CRM/Excel skills.

Qualifications

• Experience with leases, residency, and deposits is a plus.
• Familiarity with CRM and ERP systems.
• Strong data accuracy and record-keeping skills.

Responsibilities

• Guide applicants for residency and renewals through leasing process using company CRM.
• Create and maintain accurate lease records for residents using the electronic lease platform.
• Collaborate with onsite teams to ensure leases comply with policies, standards, and regulatory requirements.
• Transmit lease documents for electronic signature and follow up through CRM.
• Maintain accurate resident transaction records in company database and document management systems.
• Manage move-out deposit accounting: collect and evaluate documentation, calculate charges and credits, record entries in ERP (Yardi Elevate).
• Communicate with former residents and onsite teams about deposit returns using templated communications.
• Support third-party collection agencies with documentation as requested.
• Assist in administration of lease deposit insurance programs.
• Maintain organized records in Excel, CRM, and document management systems for audit purposes.
• Prepare reports related to lease activity and deposit accounting.
• Collaborate with onsite teams, Operations, Accounting, and other departments to ensure seamless onboarding, renewals, and bookkeeping.
• Communicate requirements to Operations Support Manager and teammates.
• Prioritize tasks, meet recurring schedules and project deadlines.
• Assist in other administrative tasks as assigned.
• Adhere to privacy and security regulations and maintain confidentiality of sensitive information.
• Perform data verification, validation, cleansing and quality improvement processes to ensure accuracy and completeness.
