Who We're Looking For:

We are looking for an experienced Property Engineer to ensure the safe, functional, and continuously operating condition of building systems and structures across our Acacia, Instorage, Hampton Gardens, Head Office, and Airbnb units. This is a supervisory position responsible for timely repair works, sewage treatment plant (STP) operation and monitoring, and proactive equipment monitoring and preventive maintenance.

What You'll Do:

• Supervise and provide direction to the Property Admin, ensuring alignment on repair priorities, maintenance schedules, and site-level concerns.

• Conduct site inspections across Acacia, Instorage, Hampton Gardens, Head Office, and Airbnb units to identify repair needs.

• Prioritize, schedule, and oversee completion of repair works within service timelines.

• Coordinate with site personnel and contractors to ensure quality and timely completion of repairs.

• Conduct punchlist inspections for units scheduled for turnover, identifying and documenting items needing repair, completion, or correction prior to handover.

• Oversee repair works and equipment maintenance for Airbnb units, coordinating closely with the Leasing Specialist to ensure minimal disruption to guest turnover and booking schedules.

• Develop, implement, and maintain a 52-week preventive maintenance schedule for critical equipment (pumps, generators, HVAC, electrical systems) across all assigned sites, including Airbnb units.

• Monitor the condition and performance of building equipment across all assigned sites, ensuring adherence to the preventive maintenance calendar to avoid unplanned breakdowns.

• Monitor sewage treatment plant (STP) operations across assigned sites, conduct routine checks, and log readings and parameters.

• Coordinate preventive maintenance and repairs of STP equipment, ensuring compliance with environmental and regulatory requirements.

• Conduct regular rounds across all sites and coordinate with site-level personnel (Property Administrators, MST, HK, SG) and the Leasing Specialist on maintenance-related concerns.

• Submit regular reports on repair works, STP status, equipment condition, preventive maintenance compliance, and turnover punchlist status to the Business Services Head.

What You Need to Have:

• Bachelor's degree in Civil, Electrical or Mechanical Engineering, or a related field.

• Background in building maintenance, facilities engineering, or property engineering. Preferable in real estate residential and/or commercial properties.

• Comfortable overseeing repair works and equipment monitoring across multiple properties, including short-term rental/Airbnb units.

• Able to diagnose, prioritize, and oversee repair works and preventive maintenance across sites.

• Able to build and manage a preventive maintenance schedule/calendar (e.g., a 52-week PM program) for mechanical, electrical, and plumbing equipment.

• Able to monitor mechanical, electrical, and plumbing equipment performance and flag anomalies early.

• Able to monitor STP operations and ensure compliance with environmental/regulatory standards.

• Strong prioritization skills, with the ability to make sound, timely decisions when managing competing repair and maintenance demands across multiple sites.

• Comfortable working closely and coordinating schedules with the Leasing Specialist to align maintenance, repair, and turnover timing with guest/tenant needs.

What Can Set You Apart:

• Professional Engineer (PE) license.

• Prior experience with STP operations and monitoring.

• Track record implementing and sustaining a 52-week preventive maintenance program with zero unplanned equipment breakdowns.

• Experience maintaining short-term rental (e.g., Airbnb) units, balancing fast repair turnaround with guest experience standards.

• Experience conducting unit turnover punchlists and coordinating handover timelines with leasing teams.
