Position Title: Building Engineer Reports To: Property Manager
Role Purpose:
The Building Engineer is responsible for the daily operation, maintenance and repairs to a building’s electrical, mechanical, plumbing and all other building systems.
Must have working knowledge of all building, electrical, mechanical, plumbing, fire protection and safety & security systems to ensure proper operations and be able to act upon any conditions that are out of the ordinary.
Duties and responsibilities:
- oSupervise and coordinate routine maintenance, repairs, and upgrades for plumbing, electrical systems, HVAC, FDAS and general facilities upkeep.
- Monitor service providers assuring that it meets the operational standards.
- Establish sound communication and proper coordination with tenants.
- Implement company’s management standards, operating plans, policies and procedures for the property and the community.
- Ensure that all facilities strict completion of and compliance with all government requirements.
Tasks
- a.Oversees building and grounds maintenance.
- b.Operates and maintains custodial functions.
- c.Ensures security and emergency preparedness procedures are implemented properly.
- d.Ensures that the facility is clean and maintained according to company policy and
- e.procedures.
- f.Oversees and supervises the quality of work for other employees (contracted) to ensure that all tasks are performed correctly, efficiently, and effectively.
- g.Manages, reviews and coordinates service contracts.
- h.Conducts and documents regular facilities inspections.
- i.Checks completed work by vendors and contractors.
- j.Recommends maintenance, mechanical, electrical, and facility design modifications.
- k.Communicates workplace safety precautions to employees.
- l.Forecasts, allocates, and supervises the financial and physical resources of the facility management.
- m.Review utilities consumption and strive to minimize costs
- n.Supervise all staff facilities staff (custodians, technicians, groundskeepers etc.) and external contractors
- o.Control activities like parking space allocation, waste disposal, building security etc.
- p.Keep financial and non-financial records.
- q.Establish and maintain strong relationships with vendors to ensure prompt and reliable service delivery.
- r.Review vendor contracts and monitor performance to ensure compliance with agreed-upon terms.
- s.Regularly inspect common areas, facilities, equipment rooms and occupied areas (when required) to ensure safety and quality of standards are in place.
- t.Train, and supervise engineering and maintenance team.
- u.Perform other tasks that may assigned from time to time.
