Private Advertiser in Metro Manila seeks a Facilities Manager responsible for the overall operation, maintenance, safety, and efficient performance of building facilities, equipment, and engineering systems including electrical, mechanical, plumbing, HVAC, and safety systems.
You will supervise contractors, maintain records, ensure compliance with safety standards, monitor utility consumption, and coordinate with building administration and management to support tenants and staff.
Responsible for the overall operation, maintenance, safety, and efficient performance of the building's facilities, equipment, and engineering systems. Ensures that building systems are properly maintained, operational, compliant with safety standards, and responsive to the needs of tenants, employees, and management.
Monitor and maintain building facilities, equipment, and engineering systems, including electrical, mechanical, plumbing, HVAC, fire protection, and other building systems
Conduct regular inspections of building facilities and equipment to identify defects, potential hazards, and maintenance requirements
Perform preventive and corrective maintenance and ensure timely resolution of equipment and facility concerns
Respond to equipment breakdowns, emergencies, and technical concerns and coordinate appropriate corrective actions
Supervise and coordinate contractors, service providers, and maintenance personnel
Monitor the implementation of preventive maintenance schedules and ensure proper documentation of maintenance activities
Maintain accurate records of equipment, maintenance activities, inspections, repairs, and service reports
Ensure that building facilities comply with applicable safety, environmental, and engineering standards and regulations
Assist in monitoring utility consumption, including electricity and water, and recommend measures to improve efficiency and reduce operating costs
Coordinate with building administration, security, housekeeping, tenants, and other departments regarding facility and engineering concerns
Bachelor's Degree in Electrical Engineering, Mechanical Engineering, Civil Engineering, or a related engineering field.
Preferably a Licensed Engineer, depending on the position and applicable regulatory requirements.
At least 2-3 years of relevant experience in building operations, facilities management, property management, or engineering maintenance.
knowledgeable in electrical system, plumbing, generators and power system, pumps and water pumps, fire detection and alarm system, fire suppression system, elevators, preventive and corrective maintenance and other building equipment and has a 52-week calendar
Contractor and maintenance supervision experience
Ability to prepare maintenance reports, equipment records, budgets, inventories and utility consumption reports.
Knowledge of preventive maintenance practices and basic building safety requirements.
Good troubleshooting, analytical, and problem-solving skills.
Familiar with building safety and government compliance
Good communication and trouble shooting skills (role involves responding to technical concerns and coordinating with unit owners, contractors and building management)
Proficient in Microsoft Office and basic engineering/maintenance documentation.
Willing to work on a shifting schedule, weekends, holidays, or during emergencies when required.
