JOB SUMMARY

The Building Engineer is responsible for overseeing the daily operation, maintenance, and repair of the building's facilities and engineering systems. The position ensures that all Mechanical, Electrical, Plumbing, and Fire Protection (MEPF) systems are operating efficiently, safely, and in compliance with applicable building codes and safety standards.

The Building Engineer will coordinate with contractors, technicians, and other service providers to ensure the proper maintenance and continuous improvement of the building's facilities.

III. DUTIES AND RESPONSIBILITIES

Building Operations and Maintenance

• Monitor and oversee the daily operation of all building facilities and equipment.

• Conduct regular inspections of the building's Mechanical, Electrical, Plumbing, and Fire Protection (MEPF) systems.

• Ensure that preventive and corrective maintenance activities are conducted as scheduled.

• Identify equipment issues and coordinate necessary repairs or replacements.

• Respond to building-related emergencies and operational concerns.

Facilities and Engineering Management

• Ensure that all engineering systems, equipment, and facilities are functioning efficiently.

• Monitor utilities and equipment performance to identify opportunities for improvement and cost efficiency.

• Maintain records of equipment maintenance, repairs, inspections, and technical reports.

• Assist in developing and implementing preventive maintenance programs.

Contractor and Personnel Coordination

• Coordinate and supervise contractors, suppliers, technicians, and maintenance personnel.

• Monitor the quality and progress of maintenance and repair work.

• Ensure that contractors comply with building policies, safety procedures, and project requirements.

• Coordinate engineering-related concerns with other departments and building occupants.

Safety and Compliance

• Ensure compliance with applicable building codes, engineering standards, and government regulations.

• Implement and monitor health and safety procedures within the building.

• Assist in conducting safety inspections and addressing identified hazards.

• Ensure that building systems comply with fire safety and emergency preparedness requirements.

Reports and Documentation

• Prepare technical reports regarding building operations, maintenance activities, and engineering concerns.

• Maintain accurate records of equipment, repairs, inspections, and maintenance schedules.

• Submit recommendations for necessary repairs, replacements, and facility improvements.

• Assist management in preparing engineering-related plans and budgets.

IV. QUALIFICATIONS

• Must possess a Bachelor's Degree in Mechanical Engineering, Electrical Engineering, Civil Engineering, or a related Engineering field.

• Preferably a PRC Licensed Engineer.

• With at least 3–5 years of relevant experience in building operations, facilities management, construction, and/or property management.

• Must have a background or relevant experience in Property Management, including building operations, tenant concerns, facilities maintenance, and coordination with service providers.

• Experience in Construction Management is an advantage.

• Knowledgeable in Mechanical, Electrical, Plumbing, and Fire Protection (MEPF) systems.

• Familiar with preventive and corrective maintenance procedures.

• Knowledgeable in applicable building codes, engineering standards, and safety regulations.

• Experience in supervising contractors, technicians, and maintenance personnel is preferred.

• Strong troubleshooting, analytical, and problem-solving skills.

• Proficient in preparing technical reports, maintenance documentation, and operational reports.

• Good communication, coordination, and leadership skills.

• Willing to work on-site and respond to building-related operational emergencies when necessary.
