Jones Lang LaSalle (JLL) Makati is seeking a dedicated Maintenance Supervisor to support building operations and preventive maintenance for a commercial property in Makati. You will oversee technicians, monitor life-safety systems, and ensure timely maintenance tasks are completed to sustain building performance.

The role requires strong electrical/mechanical skills, a proactive service mindset, and proficiency with MS Office.

Qualifications

• Ideal: College graduate in engineering (electrical/mechanical) or equivalent.
• Registered Electrical or Mechanical Engineer preferred but not required.
• Two years' work experience in residential, commercial property or hospitality management and related industries.
• Strong mechanical and electrical skills.
• Service oriented, proactive, and understands work efficiencies.
• Proficient in MS Office (Word, Outlook, Excel & PowerPoint).
• Fluent in English & Filipino (spoken & written).

• Prepare electrical meter readings for tenants and submit to accounting.
• Document findings in daily rounds and technicians logs.
• Respond to tenants' emergency calls and report malfunctions.
• Coordinate with outside contractors for access and safety compliance.
• Submit periodic operation and maintenance reports to the Property Manager.
• Monitor tenant construction/fit-out and report non-compliance.
• Assist energy optimization programs and prepare technician schedules.

ROLE AND RESPONSIBILITIES

Overall Role

• Assist the Property Manager in conducting regular preventive and scheduled maintenance work.
• Conduct and carry out specific inspection, troubleshooting guide and checking of completed maintenance and repair works.
• Supervise technicians on duty, follow up job request and coordinate with tenants on the scheduled maintenance work within their premises.

MAJOR RESPONSIBILITIES

• Daily inspect equipment operations of mechanical, electrical, HVAC, and building life support systems, and other building equipment.
• Prepare electrical meter readings for tenants, and submit it to the accounting department.
• Document findings on daily rounds log and shift technicians log.
• Respond to tenants emergency calls and report malfunctions of utility systems, i.e., electrical, mechanical, elevator systems, HVAC systems, and other building services.
• Recommend temporary solutions to equipment and building problems in order to sustain current building operations.
• Determine need to call in and coordinate the work of other technicians during emergencies.
• Coordinate work with outside contractors as to building access, adherence to safety rules, regulations and precautions.
• Submit periodic reports to the Property Manager pertaining to building operation and in-house equipment maintenance.
• Monitor tenant construction/fit-out process and reports non-compliance to the Building regulations.
• Recommend tools, instruments, equipment and materials necessary for building operations.
• Prepare technicians’ work schedule.
• Safe keep all building as-built plans, layouts and diagrams including tenant fit-out plans.
• Assist the Property Manager on the energy optimization program of the building.
• Perform other tasks as may be required.

CANDIDATE SPECIFICATION: KEY SELECTION CRITERIA

• Ideal Experience College graduate preferably engineering (electrical/mechanical) course or its equivalent.
• Registered Electrical or Mechanical Engineer is preferred but not required.
• With at least 2 years work experience in residential, commercial property or hospitality management and related industries.
• Strong mechanical and electrical skills.
• Service oriented, proactive, and understands work efficiencies.
• Proficient in MS Office (Word, Outlook, Excel & Powerpoint).
• Fluent in English & Filipino (Spoken & Written).
