About the role
Franisa Commercial, Inc. (FCI) is looking for a reliable, hands-on, and highly organized Building Administrator to oversee the day-to-day operations, maintenance, and tenant coordination of our commercial properties in Quezon City. The successful candidate will be responsible for ensuring that our properties are safe, clean, properly maintained, compliant, and efficiently managed. This position requires someone who is proactive and comfortable conducting regular site inspections, dealing directly with tenants, coordinating contractors and suppliers, and following through on building concerns until they are properly resolved.
Key responsibilities
- Oversee the day-to-day operations and maintenance of commercial properties with approximately 4-5 tenants
- Conduct regular and scheduled site inspections of tenant areas, common areas, utilities, facilities, and building equipment
- Identify maintenance issues, safety concerns, property violations, and areas requiring repair or improvement
- Ensure properties are clean, safe, secure, functional, and properly maintained
- Monitor building utilities, including water and electricity consumption, and investigate unusual usage or possible leaks
- Coordinate preventive and corrective maintenance, repairs, and other building-related works
- Serve as the primary point of contact for tenants regarding building concerns, maintenance requests, and property-related matters
- Monitor and document tenant compliance with building rules, regulations, and property policies
- Coordinate with contractors, technicians, engineers, suppliers, utility providers, and other service providers
- Source qualified contractors and suppliers and obtain multiple quotations for repairs, maintenance, equipment, and building projects
About you
- At least 2-3 years of relevant experience in property management, building administration, facilities management, building operations, or a related field
- Previous experience managing or supporting commercial properties and tenants is preferred
- Working knowledge of basic electrical, plumbing, mechanical, drainage, and general building maintenance
- Familiarity with preventive maintenance, repairs, contractor coordination, and property inspections
- Knowledge of basic building safety, fire safety, and regulatory compliance is an advantage
- Good communication and interpersonal skills, particularly in dealing with tenants, contractors, suppliers, and management
- Strong organizational, documentation, follow-up, and coordination skills
- Proactive and able to identify potential building problems before they become major concerns
- Able to work independently with minimal supervision and take ownership of assigned responsibilities
- Computer literate and proficient in Microsoft Office and/or Google Workspace
