Job summary

MicroSourcing is hiring an AP Accountant in Eastwood, Libis, Quezon City. The role focuses on end-to-end accounts payable for property-related outgoings, vendor and landlord management, and accurate reconciliation. Onsite work with a shifting schedule in a large, diverse team.

The candidate will handle rent and utility invoicing to subtenants, process landlord charges, and support tax filings and BAS preparation. Prior experience in property accounting and ERP systems is preferred.

Qualifications

• Proven property AP/AR experience with lease outgoings and land tax processing.
• Ability to manage high-volume AP inboxes and weekly payment runs.
• Skill in verifying landlord charges against lease terms before approvals.
• Experience in daily bank reconciliations and month-end close preparation.
• Strong written and verbal communication with landlords and authorities.

Responsibilities

Your Role

As an AP Accountant, you will:

• End-to-End Accounts Payable (Primary): Manage the AP inbox to zero backlog; process, code, and route high-volume invoices and landlord outgoings through approval workflows.
• Property & Outgoings Processing: Review landlord charges (council/water rates, land tax, insurance) against lease terms, process timely vendor/landlord payments, and handle rate disputes.
• Vendor & Landlord Relations: Serve as primary liaison for councils, government authorities, and landlords to resolve invoice queries, rates assessments, and payment tracking.
• Accounts Receivable & Subtenant Billing: Issue rent, utility, and outgoings invoices to subtenants; track daily receipts, reconcile payments, and execute collection follow-ups for overdue accounts.
• Reconciliations & Closing: Perform daily bank reconciliations, weekly/monthly AP and AR ledger reconciliations, and compile month-end property income and expense schedules.
• Record Keeping & Tax Support: Maintain vendor profiles, prepare annual land tax comparison spreadsheets, and assist property/finance teams with BAS preparation and tax filings.

What You Need

Non-negotiables

• Property Accounting Expertise: Proven experience in property AP/AR, with deep knowledge of commercial lease obligations, outgoings, council rates, and land tax processing.
• AP Inbox & Payment Run Management: Demonstrated ability to manage high-volume AP inboxes, run weekly payment cycles, and maintain zero-backlog standards.
• Lease & Invoice Auditing: Strong analytical skills to verify landlord pass-through charges and outgoings against legal lease agreements before approval.
• Reconciliation Mastery: Hands-on experience executing daily bank reconciliations, AP/AR subledger-to-GL reconciliations, and month-end close schedules.
• Communication & Stakeholder Management: Excellent verbal and written skills to deal directly with landlords, government bodies, local councils, and internal teams.

Preferred Skills/expertise

• Prior background in commercial real estate, petroleum retail, or multi-site property portfolio management.
• Experience using property management software or enterprise ERP systems (e.g., MRI, Yardi, NetSuite, SAP, or Pronto).
• Intermediate to advanced MS Excel skills (VLOOKUP/XLOOKUP, Pivot Tables) for land tax tracking and outgoings variance modeling.
• Knowledge of Australian Business Activity Statements (BAS), GST rules, and statutory property tax frameworks.
