RM101 Square in the Philippines is seeking an experienced Accountant to manage full-cycle accounting for property portfolios, ensure regulatory compliance with BIR and related filings, and maintain audit-ready records.
You will lead monthly, quarterly, and annual financial reporting, develop budgets and forecasts, perform cost analysis, and collaborate with operations and management to improve financial performance.
Financial Accounting & Technical Compliance
Manage full-cycle accounting for property portfolios, including revenue recognition (rents, leases, utilities), operating expenses, and general ledger maintenance.
Ensure technical compliance with BIR and other government regulations, including VAT, EWT, and statutory filings specific to real estate operations.
Maintain audit-ready financial records, including documentation of property assets, permits, and lease agreements.
Implement and monitor internal controls to ensure financial integrity and regulatory compliance.
Prepare and review monthly, quarterly, and annual Financial Statements.
Develop executive-level reports on budgets, expenses, cost analysis, and property performance.
Conduct financial analysis, including profitability by property type, trend identification, and variance explanations.
Provide actionable recommendations to optimize financial performance and support management decisions.
Prepare budgets, forecasts, and variance analyses for residential, commercial, and lot/land portfolios.
Monitor operational expenses and identify cost optimization opportunities.
Support strategic decision-making for acquisitions, developments, and lease renewals.
Collaborate with property management teams, site caretakers, and operations staff to align financial and operational activities.
Strengthen accounting processes, internal controls, and reporting systems.
Mentor junior finance or administrative staff to ensure high standards of accuracy, accountability, and compliance.
Bachelor’s degree in Accounting (required)
3-5 years of experience in accounting, financial reporting, budgeting, and compliance—preferably in real estate or property management.
Hands-on experience with BIR and other government regulatory compliance, including property-related taxes and permits.
Strong financial analysis skills, including cost analysis, trend identification, and forecasting.
Advanced Excel skills and proficiency with accounting systems.
High integrity, accountability, and ownership of financial and compliance responsibilities.
Excellent communication skills; able to present complex financial data clearly to management.
