Job summary

Wellington City Council seeks an experienced Team Leader, Corporate Facilities to guide a six-person team responsible for corporate accommodation, fleet administration, reception and mailroom services. You will ensure workplaces are safe, well maintained and fit for purpose.

You'll combine people leadership with property and facilities expertise to deliver high-quality services across the organisation and drive continuous improvement.

Qualifications

  • Significant experience in the property industry; around 10 years desirable.
  • Proven experience leading, developing and motivating teams.
  • Strong knowledge of property and asset management principles.
  • Experience across corporate accommodation, workplace or facilities services.
  • Experience developing and delivering accommodation strategies or similar initiatives.
  • Strong financial management skills, including budgeting, forecasting and reporting.
  • Demonstrated project management experience and a track record of delivering successful projects.
  • Ability to identify problems, develop practical solutions and drive continuous improvement.
  • Strong stakeholder management skills and ability to navigate competing priorities.
  • Sound understanding of property and local government legislation.
  • An appropriate tertiary qualification in property or related discipline is highly desirable.

Responsibilities

  • Lead, develop and motivate a high-performing team.
  • Oversee Council’s corporate accommodation, ensuring workplaces are operational and fit for purpose.
  • Lead workplace support, fleet administration, reception and mailroom services.
  • Manage Council’s vehicle fleet across its full lifecycle.
  • Develop and deliver accommodation solutions balancing customer needs and financial outcomes.
  • Manage proactive and reactive facilities maintenance; address issues and risks.
  • Build strong relationships with internal/external stakeholders and service providers.
  • Oversee OPEX services and budgets; monitor performance and drive improvements.
  • Identify opportunities to improve workplace/facilities services across Council.
  • Support transition of properties into/out of business-as-usual operations.
  • Contribute to wider Property Infrastructure & Services leadership priorities.

Job description

The Property Operations & Facilities team is at the heart of keeping Council’s property portfolio safe, compliant, well maintained and fit for purpose. We look after a diverse range of Council properties and facilities, providing the day-to-day oversight that keeps things running smoothly and supports good decisions about our assets now and into the future.

From facilities management and building maintenance through to workplace services, fleet, utilities and operational performance, the team delivers around 8,000 jobs each year across the property portfolio. It’s a busy and varied environment where the work you do has a direct impact on the places Wellington communities use every day.

We’re looking for an experienced property and facilities leader to lead our Corporate Facilities team and help ensure Council’s workplaces and support services are safe, effective and fit for purpose.

As Team Leader, Corporate Facilities, you’ll lead a team responsible for Council’s corporate accommodation, fleet administration, reception and mailroom services. You’ll bring together people leadership, property and facilities expertise, commercial thinking and a strong customer focus to deliver high-quality services across the organisation.

Āu ake mahi | What you'll do

You’ll lead a team of six and be responsible for the effective delivery of our corporate workplace and support services. This will include:

  • Leading, developing and motivating a high-performing team, creating a positive and collaborative culture.
  • Overseeing Council’s corporate accommodation, ensuring workplaces are operational, well maintained and fit for purpose.
  • Leading workplace support, fleet administration, reception and mailroom services.
  • Taking overall responsibility for the management of Council’s vehicle fleet across its full lifecycle.
  • Developing and delivering practical accommodation solutions that balance customer needs, service levels and financial outcomes.
  • Managing proactive and reactive facilities maintenance and ensuring issues and risks are addressed effectively.
  • Building strong relationships with internal and external stakeholders, including contractors and service providers.
  • Managing OPEX services and budgets, monitoring performance and taking action where required to maintain financial outcomes.
  • Identifying opportunities to improve the way workplace and facilities services are delivered across Council.
  • Supporting the transition of properties into and out of business-as-usual operations.

You’ll also play an important role within the Property Infrastructure & Services leadership team, contributing to wider business unit priorities and helping build a connected, high-performing property function.

We’re looking for a senior property or facilities professional who can combine strong people leadership with practical commercial and operational expertise.

You’ll bring:

  • Significant experience in the property industry, with around 10 years’ experience desirable.
