Job summary

Tern Point Recreation & Conservation Society Inc is seeking a part-time Property Manager for Mangawhai. The role offers ~5 hours per week at $40/hr with a guaranteed weekly retainer, allowing you to plan your own schedule and work independently in a beautiful rural setting.

Applicants should be practical, well-organised, comfortable dealing with diverse people, and able to respond on-site when needed. NZ citizenship or residency is required.

Property Manager Wanted - Tern Point, Mangawhai

Tern Point is one of the most beautiful rural residential settings in New Zealand — 127 hectares on the shores of the Mangawhai Estuary, with its own road, farmland, olive grove, walking tracks and conservation areas, and views across the estuary to the Brynderwyn Hills and the Hauraki Gulf.

Right now, the people keeping it all running are volunteers on our owners' committee — and it's become too much to do alongside actually governing the place. We're looking for someone to take the practical, hands‑on side off their plate.

What you'd actually be doing:

• Being the go‑to person for organising and managing contractors — mowing, tracks, fencing, the olive grove, general upkeep of 80+ hectares of common land
• Fielding enquiries from residents and sorting out what needs sorting
• Keeping on top of maintenance before it becomes a problem, not after
• Scheduling jobs and getting things done, rather than waiting to be told

What we need from you:

• Practical, organised, and comfortable making things happen without close supervision

• Own vehicle, and able to respond on‑site for meetings or if something urgent comes up
• NZ citizenship or residency
