Job summary

Airedale Property Trust is seeking a compassionate Property Manager to join our Housing First team in Auckland. You will oversee tenancies across an allocated portfolio, build strong relationships with tenants, property owners, managing agents, and government partners, and ensure accurate tenancy documentation and reporting.

Ideal candidates bring tenancy management experience in social housing, excellent organisation, and a commitment to Te Tiriti o Waitangi and Housing First principles.

Qualifications

  • Experience in tenancy management within social housing is highly desirable.
  • Excellent communication and relationship-building skills.
  • Strong organisational abilities and attention to detail.
  • Ability to manage a busy, varied workload with compassion and resilience.
  • Experience working with diverse communities and Te Tiriti o Waitangi awareness.

Responsibilities

  • Manage tenancies across an allocated property portfolio.
  • Build strong relationships with tenants, property owners, managing agents, and sector partners.
  • Prepare tenancy documentation including agreements and bonds.
  • Coordinate start dates, move-ins, inspections, and move-outs.
  • Monitor rent accounts and proactively manage arrears; ensure accurate records and reporting.
  • Collaborate with tenants, key workers, finance, government agencies, and Housing First team.

We are looking for a compassionate, organised, and relationship-focused
Property Manager to join our purpose-driven team.

Working within a multidisciplinary Housing First team, you will manage tenancies for people who have experienced chronic homelessness. You will build strong relationships with tenants, property owners, managing agents, building managers, government agencies, and community partners.

Airedale Property Trust is a property investment, management, and development trust affiliated with the Methodist Church of New Zealand. Together with Lifewise and the wider Three Trusts whānau, we manage a diverse portfolio of social housing, retirement villages, retail, and residential properties.

Through initiatives such as Housing First, we work collaboratively to help people who have experienced chronic homelessness access stable housing and wraparound support.

About the Role | Mō te Tūranga

In this varied role, you will:

  • Manage and monitor tenancies across an allocated property portfolio
  • Build positive relationships with tenants, property owners, managing agents, and sector partners
  • Prepare tenancy agreements, bond forms, and other tenancy documentation
  • Coordinate tenancy start dates, move-ins, key handovers, and move-outs
  • Conduct monthly property inspections
  • Coordinate repairs, maintenance, utility charges, and end-of-tenancy cleaning
  • Monitor rental accounts and proactively manage arrears
  • Maintain accurate tenancy records and provide regular reporting
  • Work closely with tenants, key workers, finance, government agencies, and the wider Housing First team
About You | Ko Wai Koe

You will combine strong property management skills with compassion, resilience, sound judgement, and a practical approach.

You will bring:

  • Property or tenancy management experience, ideally within social or community housing
  • Strong communication and relationship-building skills
  • Excellent organisation, time management, and attention to detail
  • The ability to manage a busy and varied workload
  • A compassionate, resilient, and solutions-focused approach
  • Confidence working alongside people from diverse backgrounds
  • An understanding of Te Tiriti o Waitangi and a commitment to the principles of Housing First
  • A current full New Zealand Driver Licence
