Job summary

Wolfbrook Property Management is seeking an Assistant Property Manager for our Lower Hutt team, with an office on Queen's Drive. You will manage a portfolio of residential properties, oversee maintenance, inspections, and compliance while delivering strong returns for clients.

Qualifications

• 1 year of residential property management experience.
• Level 4 qualification completed.
• Good understanding of property compliance and the RTA.
• Exceptional communication and relationship-building skills.
• NZ Driver's license held.

Responsibilities

• Oversee day-to-day operations, including maintenance and repairs.
• Conduct regular inspections and proactive upkeep.
• Coordinate contractors and ensure cost-effective, high-quality work.
• Maintain detailed property, compliance and financial records.
• Build strong, trust-based relationships with tenants, landlords and investors.
• Resolve issues quickly, professionally and with care.
• Provide strategic advice to maximise investment returns for high-net-worth clients.
• Support long-term tenant retention and satisfaction.
• Market and lease properties to high-quality tenants.
• Manage applications, screenings, lease agreements, renewals and terminations.
• Ensure timely rent collection and legal compliance.
• Keep landlords updated on market trends and pricing insights.
• Identify and onboard new property management opportunities.

What You’ll Bring

The Role

As a Property Manager, you’ll take ownership of your portfolio of residential properties, ensuring every home is well-maintained, tenanted and delivering strong returns for high-net-worth clients and investors.Key responsibilities as below.
