Harcourts Northwest Realty in West Auckland is seeking an energetic Leasing & Inspections Manager to join our Property Management team. This hands-on role focuses on leasing available properties and conducting property inspections.

You’ll work with our Property Managers to lease properties, prepare inspection reports with photos, coordinate access, and keep records up to date in our systems. A full NZ driver's licence and a proactive, people-focused approach are essential.

Qualifications

• Property management or real estate experience would be an advantage.
• NZ driver’s licence is required.

Harcourts Northwest Realty is looking for an energetic, organised and people-focused Leasing & Inspections Manager to join our Property Management team.

This is a hands‑on, specialised role focused on two important areas of our business — leasing our available properties and carrying out property inspections.

You’ll spend plenty of time out of the office meeting prospective tenants, visiting properties and helping ensure our landlords’ investments are well presented, well documented and occupied by quality tenants.

The Role

Working alongside our Property Managers, you’ll take ownership of leasing and inspections across the portfolio.

Your responsibilities will include:

Property Inspections

• Conducting routine property inspections
• Preparing clear and accurate inspection reports, including photographs and recommendations
• Conducting ingoing and outgoing inspections
• Coordinating access and inspection appointments with tenants
• Identifying and reporting maintenance or property concerns
• Assisting with Healthy Homes and general property compliance checks

Leasing

• Preparing available rental properties for market
• Coordinating rental photography and advertising
• Responding to prospective tenant enquiries
• Conducting rental property viewings
• Managing viewing schedules and follow‑up
• Processing and assisting with tenancy applications
• Carrying out tenant reference and background checks
• Liaising with Property Managers and landlords regarding prospective tenants
• Assisting with tenancy documentation and move‑ins
• Helping minimise vacancy periods and ensuring properties are presented and leased efficiently
• Maintaining accurate records within our property management systems

Who We’re Looking For

Property management or real estate experience would be an advantage, but just as important to us is finding someone with the right personality, attitude and work ethic.

You’ll ideally be:

• Highly organised and comfortable managing your own daily schedule
• Confident dealing with people from all walks of life
• A strong communicator, both in person and in writing
• Professional and well presented
• Reliable and able to work independently
• Comfortable using technology and mobile property management systems
• Detail-focused, particularly when completing inspections and reports
• Proactive and able to see what needs doing
• Someone who genuinely enjoys being out meeting people and visiting properties
• A good understanding of the Residential Tenancies Act and Healthy Homes requirements would be beneficial, although training and support can be provided for the right person.
• A full New Zealand driver’s licence is required.
