Job summary

Greystar is seeking a Development Analyst in The Hague to support its multifamily/build-to-rent and student developments across markets. You will perform financial analyses, build detailed pro-forma models, and prepare market reports to inform underwriting and decision making.

Engage with developers, brokers, and investors, manage due diligence, monitor project budgets and timelines, and deliver clear, data-driven insights toGreystar leadership.

Qualifications

  • Educated to degree level or equivalent in finance, real estate, economics or a related analytical subject.
  • Strong IT literacy and advanced Excel and PowerPoint skills.
  • Familiarity with building regulations, planning, and construction processes is a plus.

JOB DESCRIPTION SUMMARY

The Development Analyst supports the execution of Greystar’s development platform by performing (financial) analysis of development opportunities, preparing appropriate information and documents to facilitate the underwriting and closing of real estate transactions, interfacing with (land) developers, brokers, equity partners, institutional clients, and Greystar’s leadership, and tracking and reporting on the status of multifamily (build-to-rent) and student (PBSA) transactions within the assigned geographic markets.

Key Role Responsibilities
  • Conduct (financial) analysis of development opportunities, including the creation of detailed pro-forma and financial models.
  • Gather, compile, investigate, and analyse market data to identify potential development opportunities, and prepare narrative development memoranda, detailed reports, and market summaries that provide insights on proposed acquisitions.
  • Establish and maintain productive relationships with local (land) developers, market brokers, institutional and equity partners, lenders, real estate owners, and other key stakeholders, and appropriately manage on-going communication related to proposed development transactions.
  • Maintain ongoing communications within the development team, and other key business leaders affiliated with the project to provide periodic updates on the progress against schedule (programme) and budgets, resolve issues that may compromise the project delivery schedule or costs, and respond quickly and with urgency to questions, concerns, and requests for information.
  • Identify, investigate, and refer potential acquisitions and other real estate transactions to appropriate Greystar leadership, and assists in preparing financial, market, and other documents required for new business pitches and RFPs.
  • Organise, lead, and/or participate in the due diligence on properties under contract, and develop documentation and recommendations on key findings that may affect the return and financial performance of the proposed deal.
  • Monitor and report on the status and progress of proposed development transactions within the assigned geographic region, establish critical timelines and deadlines for tasks and activities related to the proposed transaction, and identify and effectively address issues or problems that could otherwise adversely affect closing.
  • Complete various human resources, financial, administrative, and other reports and analysis, and perform other duties as assigned or as necessary.
Development Management support on:
  • acquisition process with commercial and technical development knowledge design processes from initial design up until realisation collaborations with partners, suppliers and contractors
  • project reporting related to progress, budget and timelines
  • legal documentation and agreements with municipalities, advisors and contractors setting up initial development budgets
Knowledge & Qualifications

Educated to degree level or equivalent in a related business or analytical subject; such as finance, business management, real estate, accounting, economics or any STEM discipline. IT literate and fully conversant with all Microsoft packages including PowerPoint (Advanced level) and Excel (Advanced level). General understanding and/or interest to learn about building regulations, technical building specifications, planning application processes and construction processes. Knowledge of multifamily (build to rent), student (PBSA) or related industry developments.

Experience & Skills
  • Experience in an analytical role within the real estate sector (internships, previous/current development experience).
  • Proven exposure in financial modelling, valuations and financial analysis.
  • Experience in research gathering, analysis, reporting and presentation of financial and business specific data.
  • Highly numerate, with strong quantitative and qualitative analytical skills and attention to detail.
  • Strong written and verbal communication skills; including the ability to effectively write and present reports and information.
  • Excellent interpersonal skills including the ability to establish and maintain positive relationships.
  • Good organisation skills and the ability to work effectively under pressure and to deadlines.
  • Naturally inquisitive and commercially minded, with a desire to understand the bigger picture and contribute to understanding and solving problems.
  • A positive team player, with an adaptable and flexible approach along with ability to work collaboratively to drive results and support the wider team and business objectives.
  • An ability to identify and appreciate the needs/strengths of others to help achieve business objectives optimally.
  • An interest in Real Estate.
  • Fluency in English (essential) and Dutch (preferred).
