About the Role
We are recruiting on behalf of a growing construction contractor delivering major Data Centre, Advanced Manufacturing and Critical Environment projects across the Netherlands and Northern Europe.
Due to continued growth and a strong European project pipeline, they are looking to appoint an experienced Commercial Manager to lead the commercial function on a major project in Amsterdam.
This is an opportunity to take overall commercial and contractual responsibility for a high-profile project with a blue-chip client. You will lead the commercial team, protect project profitability and work closely with senior management, clients, consultants, contractors and supply-chain partners.
What You Will Be Doing
- Leading the commercial delivery of a major construction project.
- Managing and developing the project’s Quantity Surveying and commercial team.
- Taking responsibility for project budgets, cost control, cash flow, forecasting and profitability.
- Reporting commercial performance, risks and opportunities to senior management.
- Establishing and maintaining robust commercial procedures and reporting systems.
- Overseeing subcontract procurement, negotiation, appointment and final accounts.
- Reviewing tender and contract documentation to identify commercial risks and opportunities.
- Leading the management of variations, claims, contractual correspondence and change control.
- Managing Extension of Time notifications and supporting commercial documentation.
- Ensuring subcontracts accurately reflect the agreed scope, risk allocation and contractual requirements.
- Working with project leadership to ensure contractual obligations are understood and managed.
- Monitoring progress and implementing corrective action where commercial performance falls behind plan.
- Leading commercial negotiations with clients, consultants and subcontractors.
- Developing strong relationships with clients and key project stakeholders.
- Providing strategic commercial and contractual advice throughout project delivery.
- Supporting pre-construction, tendering and project handover activities where required.
- Mentoring and developing junior and senior members of the commercial team.
What We Are Looking For
- Degree in Quantity Surveying, Construction Economics or a related construction discipline.
- At least 10 years of Quantity Surveying or commercial management experience.
- Previous experience as a Commercial Manager, Commercial Lead or Senior Quantity Surveyor managing large projects.
- Strong contractor-side commercial experience.
- Proven experience leading commercial teams on major construction projects.
- Experience managing multiple subcontract packages throughout the full project lifecycle.
- Strong knowledge of cost control, forecasting, cash flow and commercial reporting.
- Experience managing complex variations, claims, contractual correspondence and final accounts.
- Good understanding of FIDIC, UAV/UAV-GC, NEC, JCT or comparable construction contracts.
- Data Centre experience is highly desirable.
- Experience in Life Sciences, Advanced Manufacturing or other technically complex sectors will also be considered.
- Experience working on projects in the Netherlands or wider European markets is advantageous.
- Familiarity with the Dutch construction market, contractual environment and supply chain would be beneficial.
- Strong commercial awareness, leadership and negotiation skills.
- Ability to critically review contracts and advise senior project stakeholders.
- Strong client and stakeholder-management skills.
- Excellent communication, organisation and attention to detail.
- Professional fluency in English; Dutch language skills would be advantageous but are not essential.
