Job summary

Semua Properties Sdn Bhd in Kuala Lumpur is seeking a dedicated HVAC/Building Maintenance Technician to perform preventive maintenance, inspections, installations, and repairs on air-con and M&E systems. You will operate daily schedules, troubleshoot issues, and provide technical backup to ensure smooth building operations.

The role requires 3 years of facilities experience, a technical certificate or SPM, and willingness to work shifts, weekends, and holidays.

Qualifications

• Minimum SPM or technical certificate (e.g., vocational training in mechanical, electrical, HVAC, etc.).
• At least 3 years of experience in building, property or facilities maintenance.
• Experience in a shopping mall, commercial building, hotel or similar environment is an advantage.
• Basic knowledge of building services, including electrical, plumbing and HVAC.
• Willing to work on shift schedule, weekends, public holidays and attend emergency calls-out when required.

Responsibilities

• Performs preventive maintenance, inspections, installations, and repairs on assigned equipment to ensure their proper operation and functions.
• Performs preventive maintenance and makes repairs to ventilating and air conditioning equipment according to instructions such as replacing belts on motors, changing filters, bearings, etc.
• Operate the air-con system and other M&E system daily as scheduled.
• Troubleshoot all air-con problems effectively, efficiently and economically.
• Provide technical backup in ensuring smooth daily operations of building air-con systems.
• Supervise the schedule in-house servicing of the air-con system e.g. AHU, cooling towers and etc.
• Assist the Supervisor/ Manager - Operations in formulating preventive and predictive maintenance program for the air-con system.
• Assist in any other assigned tasks related to building maintenance and its upkeep.
• Working conditions may include but not be limited to extreme heat or cold, confined spaces, heights, climbing ladders & stairs and lifting heavy items.
• Perform other appropriate duties as required by the company in a competent, professional and courteous manner.
