Job summary

UEM Edgenta Berhad is seeking an ACMV Technician/Senior Technician to execute preventive and corrective maintenance on chillers, AHUs, FCUs, cooling towers, pumps and ventilation systems in commercial and mixed-use properties.

You will read mechanical schematics, operate CMMS for work orders and reports, and ensure compliance with safety and environmental standards. English and Bahasa Malaysia are required, with 1–3 years of relevant experience for the Technician/Senior level.

Qualifications

• Execute Planned Preventive Maintenance (PPM) and Corrective Maintenance on ACMV equipment.
• Diagnose and repair ACMV breakdowns to restore service within agreed times.
• Monitor system performance and report deviations to the Engineer.
• Inspect plant rooms; ensure secure, clean and access-controlled mechanical spaces.
• Update records and prepare daily/weekly operational reports.

Responsibilities

• Execute PPM and corrective maintenance work orders on ACMV equipment (chillers, AHUs, FCUs, cooling towers, pumps, ventilation).
• Diagnose and repair ACMV breakdowns and restore service within response times.
• Monitor temperatures, pressures, current, refrigerant levels; escalate deviations.
• Conduct inspections of plant rooms; ensure security and cleanliness.
• Follow OSH and Permit-to-Work; maintain site records and certificates.
• Supervise contractors; verify work meets SLA and report deviations.
• Log all work in CMMS; produce daily/weekly reports.
• Communicate planned shutdowns to occupants and clients.

Responsibilities

JOB DESCRIPTION

• Execute Planned Preventive Maintenance (PPM) and Corrective Maintenance work orders on ACMV equipment — chillers, AHUs, FCUs, cooling towers, pumps, and ventilation systems, in line with the maintenance schedule.
• Diagnose and repair ACMV breakdowns, restoring service within agreed response and rectification times.
• Monitor system performance daily (temperature, pressure, current draw, refrigerant levels) and elevate deviations to the Engineer.
• Conduct routine inspections of plant rooms and ensure all mechanical and electrical rooms remain secure, clean, and access-controlled.
• Work in compliance with OSH, environmental, and Permit‑to‑Work requirements; maintain accurate site records including equipment registers, service reports, and statutory certificates, flagging expiries in advance.
• Supervise ACMV contractors on site; verify that completed work meets SLA scope before sign‑off and report deviations to the Engineer.
• Update the CMMS accurately for every work order, inspection, and meter reading; prepare daily and weekly operational reports.
• Respond to occupant and client requests professionally, communicate planned shutdowns in advance.

Requirements

Education

• Certificate or Diploma in Mechanical Engineering, Refrigeration & Air‑Conditioning, or equivalent.

Experience

• Technician: minimum 1 year of hands‑on ACMV maintenance experience in commercial, high‑rise residential, or mixed‑development properties.
• Senior Technician: minimum 3 years, including exposure to chilled‑water and/or VRV/VRF systems and basic supervisory experience.

Technical Knowledge

• Working knowledge of ACMV systems and associated M&E services in high‑rise or mixed‑development settings.
• Able to read mechanical schematics, single‑line diagrams, and equipment manuals.
• VRV/VRF and BMS/BAS experience is an added advantage.
• Refrigerant handling competency (per local regulation) preferred.

Other

• Functional spoken and written English and Bahasa Malaysia.
• Computer literate.
