We are seeking an experienced Quantity Surveyor to join our team, specializing in physical security installations.
In this role, you will own the commercial lifecycle of projects — from initial cost forecasting at design stage through to final account — ensuring every project is delivered on budget and every cent of value is protected.
You’ll work closely with main contractors, clients, and a network of specialized security manufacturers and fabricators, balancing rigorous cost control with the practical demands of fast-moving installation schedules.
Key Responsibilities
- Cost Estimation & Planning: Analyzing design drawings and specifications to forecast the quantities and costs of materials, labor, and plant requirements before construction starts.
- Tendering & Procurement: Preparing tender documents, Bills of Quantities (BOQ), and contracts. Evaluating subcontractor bids and negotiating pricing to ensure value for money.
- Measurement & Valuation: Conducting regular on-site measurements to assess the progress of the work and approve payment applications for contractors and subcontractors.
- Contract Administration: Ensuring all parties comply with contractual terms. Tracking changes to the design or scope of work, evaluating variation orders, and updating budget projections accordingly.
- Supplier Procurement: Source and negotiate competitive pricing from highly specialized physical security manufacturers and fabricators.
- Variation Management: Carefully document and price any site changes or variations requested by main contractors or clients, ensuring no unpaid extra work is carried out.
- Cash Flow Management: Prepare monthly valuations, submit timely payment applications, and aggressively manage client payments to maintain healthy company cash flow.
- Subcontractor Management: Appoint, manage, and verify payments for any specialized civil or electrical sub-contractors used during installation phases.
About YOU
- Industry Experience: Minimum 3 years of QS/Estimating experience, ideally working for a specialist sub-contractor, fit-out firm, or security integrator.
- Education: Diploma or Bachelor’s degree in Quantity Surveying, Construction Management, or a related field (relevant practical experience can substitute).
- Soft Skills: Superior negotiation skills, meticulous attention to detail, and a problem-solving mindset.
- Technical Savvy: High proficiency in AutoCAD, MS Excel and exposure to digital take-off software (e.g., CostX, Bluebeam, or PlanSwift). [1]
- Strong Negotiation: Ability to stand ground on contract terms and variations when dealing with larger main contractors.
- Language: English and Bahasa Malaysia proficiency (Mandarin is an added advantage for tender & procurement stage)
