Job summary

Golden Touch Space Design Sdn Bhd in Kuala Lumpur is seeking an experienced Quantity Surveyor to manage cost control and commercial aspects of interior fit-out and design & build projects.

You will prepare budgets, BQ, tender documents and progress claims, read architectural and M&E drawings, and work with procurement and finance to keep projects on track.

Qualifications

• Diploma or degree in Quantity Surveying, Construction Management or Engineering Management.
• Minimum 5 years of QS experience; interior fit-out and Design & Build projects preferred.
• Strong knowledge of full-cycle QS processes including BQ, tendering, progress claims, VO, deductions and final account.
• Hands-on progress claim experience; able to prepare client claims and assess subcontractors’ claims.
• Able to read architectural, interior, structural and M&E drawings with cost analysis and negotiation skills.
• Proficient in MS Excel; QS costing software experience preferred; able to handle multiple projects.
• Fluent in Chinese for processing Chinese construction documents; English and Bahasa Malaysia an advantage.
• Prior end-to-end project experience covering tendering, progress claims and final accounts.

Responsibilities

• Prepare budgets, Bills of Quantities and tender documents; perform quantity take-offs and cost analysis.
• Conduct enquiries and negotiate with subcontractors and suppliers; draft subcontract agreements and monitor costs.
• Monitor project costs; produce monthly cost reports and flag over-budget risks.
• Independently prepare monthly Progress Claims for clients and verify payments; assess subcontractors’ claims.
• Prepare quotations, maintain registers and negotiate Variation Orders; recover additional-work costs.
• Review contracts for risks; handle disputes and complete Final Accounts with final payments and retention release.
• Collaborate cross-functionally with project, procurement and finance teams and maintain cost databases.

• Prepare budgets, Bill of Quantities (BQ) and tender documents, carry out quantity take- offs from drawings, conduct cost analysis and identify commercial risks

• Conduct enquiries and negotiate with subcontractors and suppliers, assist in drafting subcontract agreements and control subcontract costs

• Monitor project costs, produce monthly cost reports and flag over- budget risks

• Core duty: Independently prepare monthly Progress Claim for clients, conduct site measurements, follow up on approval and payment collection; assess subcontractors’ progress claims

• Prepare quotations, maintain registers and conduct negotiations for Variation Orders (VO), follow up on the recovery of additional- work costs

• Review contract risks, handle commercial disputes, complete Final Account for projects and subcontractors, follow up on final payment and retention sum release

• Collaborate cross- functionally with project, procurement and finance teams and maintain the cost database
