Job summary

AAY Construction Sdn Bhd is seeking an experienced Quantity Surveyor to manage commercial aspects of our civil engineering projects in Malaysia. The role focuses on cost control, tendering, and contract administration to deliver value across the project lifecycle.

You will prepare BoQ, cost estimates, and tender documents; evaluate submissions; advise on procurement; handle progress claims, variations, final accounts; monitor budgets and report variances; and maintain thorough contract records

Qualifications

• Minimum 5-10 years’ experience in Contractor.
• Strong understanding of market prices for construction works/materials, property development SOPs, and familiarity with QSH Management and safety practices.
• Analytical thinking, attention to detail, relationship building, and negotiation skills.
• Networking with consultants, contractors, and suppliers is crucial.
• Strong interpersonal skills, ability to work under pressure, result-focused, customer-oriented, and committed to continuous learning.

Job description

· Prepare accurate Bills of Quantities (BoQ), cost estimates, and tender documentation for upcoming projects.

· Invite, evaluate, compare, and analyze tender submissions, preparing tender evaluation and recommendation reports for management approval.

· Advise management on procurement strategies, tender pricing, and commercial matters.

1.2. Contract Administration

· Manage progress claims, evaluate completed works, and prepare interim payment certificates for contractors.

· Manage, negotiate, and administer variation orders (VOs), contractual claims, and other contract-related matters in accordance with contract conditions.

· Maintain comprehensive records of contracts, variations, claims, payments, and related financial documentation.

1.3. Project Cost Control & Reporting

· Prepare, monitor, and control project budgets throughout the construction lifecycle.

· Identify and report budget variances, potential cost risks, and project financial performance against approved budgets.

· Conduct value engineering and cost planning exercises to optimize project costs and improve cost efficiency.

· Prepare final accounts and conduct post-project cost analysis upon project completion.

1.4. Team Coordination and Stakeholder Management

· Liaise and coordinate closely with site teams, project managers, consultants, contractors, and clients to ensure effective commercial management.

· Ensure contractual compliance, facilitate smooth project coordination, and maintain effective working relationships with all stakeholders.

2.0 EXPERIENCE/SKILL REQUIRED:
