Job summary

Golden Touch Space Design Sdn Bhd in Kuala Lumpur is seeking an experienced Quantity Surveyor to lead cost control, budgeting and tender processes on interior fit-out and Design & Build projects. The ideal candidate will hold a Diploma/ Degree in Quantity Surveying or related field with 5+ years QS experience, strong Excel skills, and the ability to read drawings for cost analysis and negotiation.

Chinese literacy is an advantage.

Qualifications

• Diploma or degree in Quantity Surveying, Construction Management or Engineering Management.
• Minimum 5 years of QS working experience with interior fit-out and Design & Build projects preferred.
• Knowledge of full-cycle processes: BQ, tendering, progress claims, VO, deductions, retention sum and final account.
• Hands-on progress claim experience and ability to prepare client claims and assess subcontractors’ progress claims.
• Ability to read architectural, interior, structural and M&E drawings with cost-analysis and negotiation capabilities.
• Proficient in MS Excel; experience with QS costing software preferred; capable of handling multiple projects.

Responsibilities

• Prepare budgets, Bill of Quantities (BQ) and tender documents; take-off costs from drawings; perform cost analysis and identify commercial risks.
• Negotiate with subcontractors and suppliers; assist in drafting subcontract agreements and control costs.
• Monitor project costs; produce monthly cost reports and flag over-budget risks.
• Independently prepare monthly Progress Claims for clients; conduct site measurements and manage payment approvals.
• Prepare quotations, maintain registers and negotiate for Variation Orders (VO).
• Review contracts and resolve commercial disputes; finalize accounts for projects and subcontractors; ensure timely retention releases.
• Collaborate with project, procurement and finance teams and maintain cost database.

• Conduct enquiries and negotiate with subcontractors and suppliers, assist in drafting subcontract agreements and control subcontract costs
• Monitor project costs, produce monthly cost reports and flag over- budget risks
• Core duty: Independently prepare monthly Progress Claim for clients, conduct site measurements, follow up on approval and payment collection; assess subcontractors’ progress claims
• Prepare quotations, maintain registers and conduct negotiations for Variation Orders (VO), follow up on the recovery of additional- work costs
• Review contract risks, handle commercial disputes, complete Final Account for projects and subcontractors, follow up on final payment and retention sum release
• Collaborate cross- functionally with project, procurement and finance teams and maintain the cost database
