Job summary

Sunway Property is seeking a Senior Project Manager to lead end-to-end delivery of development projects in Johor, from design development and authority approvals through construction, handover, and defect liability. You will ensure on-time delivery within budget and in line with quality, statutory requirements and business objectives.

You will lead planning, development and execution, coordinate with consultants and contractors, manage risk and drive cost optimization while maintaining quality

Qualifications

• Degree in Civil Engineering or related discipline.
• 12-15 years of experience in property development and project management.
• Experience managing township, mixed development, commercial and/or high-rise residential projects.

Responsibilities

Job description

Sunway Property are looking for a Senior Project Manager to lead and oversee the end-to-end delivery of property development projects, from design development and authority approvals through construction, handover, and the defect liability period. This role is responsible for ensuring projects are delivered on time, within budget, and in line with quality standards, statutory requirements, and business objectives.

Your Key Accountabilities:

Project Planning & Development

• Lead project planning, design development and value engineering initiatives to optimize project cost, quality and marketability.
• Review project feasibility, development strategies and implementation plan to support business objectives.
• Monitor project budgets, development costs and cash flow projections throughout the project lifecycle.

Project Execution & Delivery

• Manage and oversee all aspects of project implementation from pre-construction to completion and handover.
• Lead consultants, contractors and project teams to ensure projects are delivered within approved timelines, budget and quality standards.
• Monitor construction progress, identify project risks and implement mitigation or recovery plans where required.
• Review and resolve technical, contractual and operational issues arising during project execution.
• Ensure compliance with approved drawings, specifications, authority requirements and contractual obligations.
• Oversee CCC, Vacant Possession (VP), handover and defect liability management processes.

Cost, Quality & Risk Management

• Drive cost optimization and value engineering initiatives without compromising quality and product positioning.
• Ensure effective cost control, variation management and final account settlement.
• Establish and monitor project quality standards and ensure compliance throughout the project lifecycle.
• Identify project risks and implement appropriate mitigation strategies.

Leadership & Team Management

• Lead, mentor and develop Project Managers, Project Executives and site teams.
• Promote a high-performance culture focused on accountability, collaboration and continuous improvement.
• Support succession planning and capability development within the department.

Compliance, Safety & Governance

• Implement all policies, activities, procedures, instructions as relevant and required by the Quality, Environmental, Safety & Health Management System (QESHMS).
• Ensure compliance to relevant statutory requirements at all times, including QESHMS in line with ISO 9001, ISO 14001, and ISO 45001 standards, International Standards, local regulations, code of practices, and legal requirements.

What We're Looking For:

• Degree in Civil Engineering, Construction Management, Architecture, Quantity Surveying or related discipline.
• Minimum 12-15 years of experience in property development and project management.
• Proven experience managing township, mixed development, commercial and/or high-rise residential projects.
• Strong exposure to the full project lifecycle from planning, authority approvals, construction, VP and defects management.
• Familiarity with local authority approval processes and regulatory requirements.
• Experience in Johor property development projects will be an added advantage.
• Knowledge in QESH Management, HIRARC, ESH legal & other requirements and EHS practices is an added advantage.
