Job summary

Sunway Property, the property arm of Sunway Group, seeks a senior finance leader to drive financial reporting, budgeting, analysis, tax, audit and compliance across development projects. You will oversee monthly reporting, cash flow management, and internal controls while supporting acquisitions and special corporate initiatives.

The role requires a degree in accounting (ACCA or equivalent) and 5–7 years in finance with 3–5 years in property development, plus strong Excel and reporting skills.

Qualifications

• A degree in Accounting, ACCA, or equivalent professional qualification.
• 5–7 years of experience in finance or accounting, with 3–5 years in property development.
• Solid experience in project budgeting, cost monitoring, and revenue recognition for development projects.
• Hands-on in preparing monthly management accounts and financial statements, with stakeholder reporting.
• Familiarity with IFCA or similar accounting software is an added advantage.

• Lead Financial Reporting & Oversight: review monthly management accounts and ensure accuracy and timeliness.

• Manage Cash Flow & Treasury Planning: oversee cash flow, working capital, and financing needs.
• Ensure Compliance in Audit & Tax: oversee audits and compliance with tax, SST, RPGT, transfer pricing, and e-Invoicing.
• Support Investment Decisions & Strengthen Controls: feasibility studies and continuous internal control improvements.
• Lead Talent Development & Cross-Functional Collaboration: coach team and collaborate with matrix stakeholders.
• Champion Governance & Regulatory Compliance: uphold QESHMS, ISO standards, and internal policies.

About The Role

Drive the financial reporting, budgeting, analysis, tax, audit, and compliance functions. This role plays a key part in ensuring accurate and timely financial and management reporting, overseeing audits and tax matters, managing cash flow, and upholding strong internal controls. The immediate land bank comprises mixed developments, with potential new acquisitions from time to time. Additionally, beyond portfolio management, this role will also lead special projects such as process improvements, system implementations, business development, cross-department initiatives, and corporate finance work.

What You'll Do

Lead Financial Reporting & Oversight

• Review monthly management accounts from FSSC, resolve discrepancies, and ensure accurate, timely reporting in line with accounting standards and policies.

Drive Budgeting & Performance Analysis

• Coordinate annual budgets and forecasts, monitor financial performance, and provide variance analysis to support strategic decision‑making.

Manage Cash Flow & Treasury Planning

• Oversee cash flow, working capital, and financing needs—including projections, treasury activities, and engagement with financial institutions.

Ensure Compliance in Audit & Tax

• Lead statutory audits and ensure compliance with corporate tax, SST, RPGT, transfer pricing, and e‑Invoicing requirements—delivering timely and accurate submissions.

Support Investment Decisions & Strengthen Controls

• Conduct feasibility studies for new investments, review internal processes, and continuously enhance internal controls to mitigate financial and operational risks.

Lead Talent Development & Cross‑Functional Collaboration

• Manage and coach team members to build a strong leadership pipeline, while working closely with matrix teams and stakeholders to ensure smooth execution of financial operations.

Champion Governance & Regulatory Compliance

• Implement and uphold QESHMS policies, ensuring compliance with ISO standards, statutory regulations, and internal policies.

What We're Looking For

Qualifications & Experience

• A degree in Accounting, ACCA, or equivalent professional qualification. (Note: Diploma holders with relevant working experience will also be considered.)
• 5–7 years of experience in finance or accounting, with at least 3–5 years in property development.
• Solid experience in project budgeting, cost monitoring, and revenue recognition for development projects.
• Hands‑on in preparing monthly management accounts and financial statements, with exposure to stakeholder reporting, cash flow planning, tax computation/planning, and working with auditors and tax agents.
• Familiarity with accounting software, especially IFCA, is an added advantage.

Technical Skills

• Strong knowledge of accounting standards and principles.
• Well‑versed in tax matters and the importance of regulatory compliance.
• Proficient in Microsoft Excel and financial reporting tools.
• Effective in communication, presentation, and building stakeholder relationships.
• Knowledge in QESH Management, HIRARC, ESH legal & other requirements and EHS practices would be an added advantage.
