Job summary

Klanggroup Development Sdn Bhd is seeking a Senior Leasing Executive (Credit Control) to manage leasing operations and collections for our Selangor properties. The role involves tenancy agreements, renewals, deposits, notices, and coordinating with finance and operations to optimise occupancy and cash flow.

The ideal candidate will have 3–5 years in leasing administration, strong communication skills, and proficiency in Excel/Word, with fluency in English, Bahasa Malaysia, and Mandarin

Qualifications

• Minimum 3–5 years in leasing administration or tenancy management.
• Familiar with local property laws and tenancy agreements.
• Strong communication and coordination skills.
• Proficient in MS Excel and MS Word is an advantage.
• English, Bahasa Malaysia, Mandarin language skills.

Responsibilities

• Draft, review, and finalize tenancy agreements, renewals, and legal paperwork.
• Oversee leasing operations: screening, deposits, and contracts.
• Manage renewals, notices, and arrears with formal correspondence.
• Execute move-in/move-out protocols and inventory checks.
• Support rental invoicing, track payments, and collect overdue balances.
• Collaborate with finance, operations, and leasing teams; maintain tenant relations.
• Prepare weekly leasing reports and occupancy dashboards.
• Other duties as assigned by management.

Responsibilities

• Draft, review, and finalize tenancy agreements, renewals, and legal paperwork to ensure compliance with statutory standards.
• Oversee full leasing operations, including prospective tenant screening, background checks, deposit handling, and contract execution.
• Direct lease extensions, renewals, and terminations while issuing formal correspondence regarding notices, arrears, and handovers.
• Execute move-in/move-out protocols, compile unit inventory checklists, and assess overall property condition.
• Support rental invoicing, track incoming payments, and pursue overdue collection balances.
• Partner with finance, operations, and leasing units while cultivating positive, long-term tenant relations.
• Prepare and submit weekly prospective leasing reports, occupancy dashboards, renewal statuses, and ad-hoc management metrics.
• Other duties and assignments are to be assigned by the management as and when necessary.

Requirements

• Minimum 3-5 years experience in leasing administration, tenancy management, or property management
• Strong familiarity with local property laws, tenancy agreements, statutory leasing requirements, and contract execution.
• Strong communication and coordination skills.
• Proficient in Microsoft Excel & Word is an advantage
• High attention to detail with proven ability to track rental collections, audit documentation, and generate regular occupancy reports.
• Attention to detail and ability to work under pressure to meet deadlines.
• Adaptable to fast-paced and changing environments.
• Required language(s): English, Bahasa Malaysia, Mandarin (Interaction with Mandarin-Speaking Clients)
