Job summary

I REIT Managers Sdn. Bhd., the manager of AME Real Estate Investment Trust (AME REIT), is seeking a Senior Leasing Executive in Johor Bahru. You will own the full leasing cycle for an industrial portfolio, from marketing and tenant acquisition to negotiations, documentation and handovers.

You will work with internal teams to ensure tenant needs are met, manage renewals and reinstatement, and maintain strong tenant relationships to support occupancy and portfolio performance.

Qualifications

• Bachelor's degree or equivalent in real estate or related field.
• 2–3 years' experience in real estate, leasing or property management.
• Strong understanding of leasing processes, documentation and handover.
• Excellent written and verbal communication and negotiation skills.
• Highly organised, deadline-driven and able to manage multiple tasks.

Responsibilities

• Handle leasing and marketing activities including prospecting, pre-letting, viewings and follow-up with prospective tenants.
• Attend to leasing enquiries and identify tenants' operational needs and suitable properties.
• Prepare leasing proposals, Letters of Offer/Intent and tenancy documents.
• Coordinate end-to-end lease negotiations, documentation, deposits and payments for new leases and renewals.
• Monitor market developments and inform leasing strategy.
• Build and maintain relationships with existing tenants as the primary contact.
• Address tenant enquiries and defects, ensuring timely resolution and escalation when needed.
• Coordinate tenant renovations, alterations and fit-out requests.
• Manage vacant possession handovers and reinstatement activities with inspections and records.
• Maintain accurate leasing and tenancy records, occupancy, rents, expiries and notices.
• Prepare periodic leasing/occupancy reports for management.

Role Summary:

The Senior Leasing Executive is responsible for managing the full leasing and tenancy lifecycle of the company's industrial property portfolio, from marketing and tenant acquisition through lease negotiation, documentation, property handovers, tenant management, renewals, reinstatement, and vacant possession.

Serving as a key liaison for prospective and existing tenants, the role ensures tenant needs and property-related matters are handled professionally and promptly. Working closely with internal teams, property and facility management teams, consultants, and contractors, coordinates leasing, handovers, defect rectification, and other tenancy matters to support occupancy levels, tenant satisfaction, and portfolio performance.

The position requires strong commercial acumen, stakeholder management skills, and the ability to independently manage multiple leasing and property-related matters from inception through completion.

Duties and Responsibilities:

• Handle leasing and marketing: prospecting, pre-letting, viewings, and follow-up with prospective tenants
• Attend to leasing enquiries, understand tenants' operational needs, and identify suitable properties
• Prepare leasing proposals, Letters of Offer/Intent, and tenancy documentation
• Coordinate lease negotiations and manage end-to-end lease closing, including documentation, execution, deposits, and payments, for new leases and renewals
• Monitor market developments and leasing activity to inform leasing strategy
• Build and maintain relationships with existing tenants as their key point of contact
• Attend to tenant enquiries, complaints, and defects, ensuring timely resolution; monitor tenant compliance and escalation material issues
• Review and coordinate tenant renovation, alteration, and fit-out requests
• Manage vacant possession handovers to incoming tenants, and reinstatement/redelivery from outgoing tenants, including inspections and condition documentation
• Maintain accurate leasing, tenancy, and property records, including occupancy, rental rates, expiries, rental collections, defect/rectification costs, correspondence, notices, and filing
• Monitor lease expiries and key milestones; prepare periodic leasing/occupancy reports for management
• Coordinate with Property Management, Facility Management, consultants, and contractors on tenancy and property matters
• Guide and support junior team members and contribute to process improvement
• Perform general administrative duties relating to the real estate portfolio
• Undertake other ad hoc duties as assigned by the Head of Department from time to time

What You’ll Need:

• Bachelor's Degree in Real Estate, Property Management, Business Administration, or related disciplines.
• 2–3 years' experience in real estate, leasing, or property management (industrial/commercial experience is an added advantage)
• Good understanding of leasing processes, documentation, handover, and reinstatement
• Strong written and verbal communication, negotiation, and stakeholder-management skills
• Organised, deadline-driven, able to manage multiple tasks independently
• Proactive, responsible, and solutions-oriented, with good problem-solving skills
• Detail-oriented, with a strong sense of ownership and accountability and follow up till completion.
• Ability to balance tenant relationships with the Company's commercial and contractual requirements
• Proficient in MS Office (Excel, Word, PowerPoint)
• Commercial minded with a genuine interest in industrial real estate and property investment is an added advantage.
