Job summary

AFA Project and Management Services – Gombak, Selangor is seeking a Senior Executive, Facility Management to join our dynamic facilities management team at Batu Caves. This contract position oversees day-to-day maintenance operations and supervises maintenance teams to ensure safety, functionality, and aesthetic appeal across properties.

Ideal candidates will have a Bachelor in Facility Management with at least 5 years in building maintenance, strong MEP knowledge, and proven leadership.

Qualifications

• Bachelor in Facility Management or equivalent.
• Minimum 5 years' experience in building maintenance or facilities management.
• Proven supervisory or leadership experience managing maintenance teams.
• Strong knowledge of building mechanical, electrical, plumbing (MEP) systems and preventive maintenance.
• Sound understanding of Malaysia building codes and safety regulations.

Responsibilities

• Supervise M&E/Lift/Technician teams and close complaints promptly.
• Prepare proposals and progress/completion reports for projects.
• Ensure labeling, location and functioning of electrical fittings.
• Test and maintain fire alarm systems, hose reels, pumps and related equipment.
• Coordinate lift servicing with agents and managers.
• Test generator and ensure cleanliness of standby room.
• Operate air conditioning plant per manager's instructions.
• Daily checks of domestic cold water pump and suction tank.
• Inspect water pipes, drains, and gulleys and repair blockages.

AFA Project and Management Services – Gombak, Selangor

We are seeking a Senior Executive, Facility Management to join our dynamic facilities management team at our Batu Caves, Selangor location. This is a contract position that plays a crucial role in ensuring the optimal operation and maintenance of building systems and infrastructure. As Senior Executive, Building Maintenance, you will oversee day-to-day maintenance operations, supervise maintenance teams, and ensure that all building facilities meet the highest standards of safety, functionality, and aesthetic appeal. This position is integral to maintaining tenant satisfaction and preserving the value and integrity of the properties we manage.

Job Responsibilities

A. General Duties

• To supervise the Executive, M & E Supervisor, Chargeman and Technician team
• To ensure every case that is open in the complaints system will be closed as soon as possible

B. Upgrading Work & Remedial Work

• Prepare a proposal or paperwork for Management and Top Management
• Prepare the progress and completion reports for every project

C. Light Fitting & Electrical Works

• Ensure the labeling, location and the functioning of electrical fittings

D. Fire Alarm System and Fire testing Equipment

• Test the fire fighting and equipment including Hose Reels, Fire Alarm System, Intercom System, pressurisation Fan, Smoke Spill Fan, Wet Riser Pump and Sprinkler Pump

E. Lift

• Report any fault in he lifts to servicing agents and Manager and liaise on servicing schedule with agent

F. Generator

• Test on Generator and ensure cleanliness of the standby generator room.

G. Air Conditioning

• Operates the air conditioning plant according to instructions laid down by the Manager.

H. Domestic Cold Water Pump

• To ensure the Domestic Cold Water Pump and suction tank are being checked on a daily basis and suction tank are being checked on a daily basis by the operation team.

I. Water pipes, Drains and Gulleys

• Check all pipes, drain down pipes, waste pipes and gulley during building inspections from blockage
• Ensure immediate repair works and maintenance are carried out if blockage is found during inspection.

Job Requirement

Bachelor in Facility Management or equivalent

Minimum 5 years' experience in building maintenance or facilities management

Proven supervisory or leadership experience, with the ability to manage and motivate maintenance teams

Strong technical knowledge of building mechanical, electrical, plumbing (MEP) systems and preventive maintenance practices

Sound understanding of building codes, safety regulations, and compliance requirements in Malaysia

Proficiency in maintenance management software and Microsoft Office applications

Excellent organisational and time management skills, with the ability to prioritise multiple tasks

Strong communication and interpersonal skills, with the ability to work effectively with diverse stakeholders

Problem-solving mindset and ability to make sound decisions under pressure
