Job summary

LAL ECO CONSTRUCTION SDN.BHD. seeks a Senior Contracts Executive / Senior Quantity Surveyor to lead tender preparation, cost estimation, and contract administration within Malaysia’s construction sector.

The role requires strong knowledge of QS practices, cost control, and effective stakeholder communication, including Mandarin-speaking clients, to ensure competitive bids, compliant project delivery, and accurate final accounts.

Qualifications

• At least 4 years of experience in quantity surveying works.
• Knowledge of legal and regulatory requirements related to contracts.
• Strong organizational and administrative skills.
• Excellent communication and interpersonal skills.
• Attention to detail and accuracy in contract documentation.
• Ability to work independently and as part of a team.
• Bachelor's degree in Quantity Surveying, or related field.
• Previous experience in main contractor.
• Mandarin speaker to communicate with Mandarin-speaking clients.

Responsibilities

• Pre-Contract: Preparation of tender submissions, including bills of quantities, pricing schedules, method statements, and technical submissions.
• Study drawings, specifications, and tender documents to understand scope, identify discrepancies, and assess commercial risks.
• Cost Estimating and Pricing: Prepare detailed cost estimates and pricing based on tender documents, market rates, and historical data.
• Subcontractor and Supplier Enquiries: Identify and invite suitable subcontractors and suppliers for pricing, review quotations.
• Tender Clarifications and Value Engineering: Respond to pre-tender queries and propose alternative construction methods or materials.
• Post-Contract: Contract Administration, Review documents, maintain records, and monitor compliance.
• Cost Control and Budget Monitoring: Track costs, prepare cash flow forecasts and budget status reports.
• Variation and Change Management: Price variation works and negotiate with clients and suppliers.
• Measurement and Valuation: Carry out site measurements and prepare quantity assessments for payments.
• Final Account Settlement: Prepare and negotiate final accounts with clients and consultants.
