Jora Malaysia is seeking a Senior Contract Executive to oversee contractual and commercial aspects of construction projects from tender to completion. You will ensure compliance with contract terms, manage variations and claims, and collaborate with clients, consultants and suppliers to support budgeting, cost control and financial reporting.
The role covers both pre- and post-contract activities across medium to large projects, requiring strong knowledge of contract law and negotiation skills

A Senior Contract Executive oversee and manages all contractual and commercial aspects of constructions projects from tendering and contract awards to project completion and final accounts. The role is to ensure that all contract terms are properly administered, risk are managed, cost are controlled and compliances with legal client and company requirements is maintained.
Interpret implement and monitor compliance with contract terms, conditions and specifications.
Prepare and review contract documents including letter of award, subcontract and purchase orders
Maintain accurate records of correspondences , instructions and contractual communications.
Monitor projec milestones progress claims and ensure timely submission of contract deliverables.
Handles and negotiate variatios extensions of EOT and other contractratual claims.
Ensure all contractual documents are properly executed and filed.
Participate in the preparations of tender submissions including commercial and technical inputs.
Analyze tenders documents , identify potential risks and recommend commercial strategies
Source, evaluate and negotiate with subcontractors and suppliers for best pricing and terms.
Prepare tenders evolutions, comparison reports and recommedations for awards.
Support the project team in preparing budgets cash flows and procurements schedules.
Prepare cost estimates, project budgets and forecasts.
Monitor project expenditures cash flows and financial performances against in the budget.
Evaluate and certify subcontractors progress claims and final accounts.
Analyze cost variances and identify opportunities for cost optimizations or value engineering.
Support management in financial reporting profitability analysis and cost recovery.
Identify potential claims or variations events and ensure timely notice to clients or subcontractors
Prepare and submit variations proposal, supporting documents and cost/time justifications.
Handle negotiations and settlement of claims, variations, and final accounts .
Provide contract advices and support to project managers on claims related issues.
Identify and assess contractual, commercial and financial risks at all project stages.
Implement risk mitigations measures and maintain compliances with internal policies and legal requirements
Ensure adherence to statutory requirements safety regulations and company standards.
Support dispute resolution processes such as mediation arbitration or litigation when required.
Liaise with clients , consultants , subcontracts and suppliers to resolves commercial and contractual matters.
Support site and project teams with contract interpretations and commercial advices .
Collaborate with the finance legal and project control department to align objectives.
Maintain up to date records of all contractual documents correspondences and financial reports.
Prepare monthly commercial and cost reports for management review.
Track project performance indicators budgets VS actual cost cash flow claim status.
Educations Bachelor degree in quantity surveyor , constructions management, civil engineering or any related fields.
Minimum 5+ years of relevant experiences in contract administration or quantity surveying within the constructions industry.
Hands on experiences in both pre contract and post contract stages for medium to large- scale projects.
Familiar with standards forms of contract.
Strong Knowledge of cost control , tendering, claims and contract law.
Excellent negotiations, communications and analytics abilities .
Proficient in MS Office and Qs Software for Goldon software is will be advantages .
Able to lead contract functions independently and work under pressure.
Commercial Acumen: Strong knowledge of cost management, financial analysis, pricing strategies, and commercial risk assessment.
Negotiation Skills: Excellent negotiation skills in contract terms, pricing, payment conditions, variations, and claims.
Contract Management: Proficient in contract administration, interpretation, compliance, and documentation.
Cost Control: Knowledge of budgeting, cost estimation, valuations, and project cost monitoring.
Claims and Variation Management: Ability to manage variation orders, EOT claims, and contractual disputes.
Analytical Skills: Strong problem-solving and decision-making abilities in commercial matters.
Communication Skills: Excellent communication, reporting, stakeholder management skills.
Contractual Knowledge: Familiarity with construction contracts, including PAM and JKR forms.
Leadership: Ability to coordinate contract teams and work effectively with project stakeholders.
Computer Skills: Proficient in Microsoft Office, especially Excel and contract management systems.
