Shang Height Realty Sdn Bhd is seeking an experienced Quantity Surveyor to manage tendering, cost control, contract administration and final accounts across interior fit-out projects. KL and Melaka candidates are welcome to apply.
You will prepare cost estimates, BQ, and budgets; source quotations; analyze tenders; negotiate terms; monitor costs and submissions; and ensure compliance with local regulations. A Diploma or Degree in QS or related field is required with 2–5 years’ experience.
We are looking for an experienced Quantity Surveyor (QS) to manage tendering, cost control, contract administration, variation orders, progress claims, and final accounts throughout the project lifecycle. KL and Melaka candidates are welcomed to apply.
Key Responsibilities:
Prepare detailed cost estimates, Bills of Quantities (BQ), and project budgets for interior fit-out projects.
Source quotations from suppliers and subcontractors, evaluate pricing, and prepare cost comparisons.
Prepare tender documents, analyze tender submissions, and recommend suitable subcontractors and suppliers.
Negotiate contract terms, pricing, and variations with clients, suppliers, and subcontractors.
Monitor project costs, cash flow, and budget performance throughout the project lifecycle.
Prepare and submit progress claims, payment certificates, and final accounts.
Evaluate and process subcontractor claims and invoices.
Manage variation orders (VO), extension of time (EOT), and contractual documentation.
Work closely with the Project Manager, Design Team, Procurement Team, and Site Team to ensure cost-effective project execution.
Conduct site measurements and valuations when required.
Maintain accurate project costing records and prepare financial reports for management.
Ensure compliance with company policies, contractual requirements, and relevant Malaysian construction regulations.
Requirements:
Diploma or Degree in Quantity Surveying, Building, Construction Management or related discipline.
Minimum 2–5 years of relevant working experience in interior fit-out, renovation, or construction projects.
Must be available to work flexible hours when tender, claim, payment or site deadlines require.
Good understanding of construction contracts, costing, procurement, and contract administration.
Strong knowledge of interior finishes, furniture, M&E coordination, and fit-out construction methods.Must have a positive attitude, strong work ethic and willingness to learn.
Able to attend site meetings, tender interviews and contractor discussions when assigned.
Must maintain confidentiality and professional conduct in all commercial matters.
