Job summary

BRIGHT PEOPLE SOLUTIONS in Kuala Lumpur is seeking a QS Manager (ID Fit Out) to lead quantity surveying and contracts management for interior design and fit-out projects in Kuchai Lama.

Reporting to senior management, you will manage costs, prepare estimates, administer contracts, and ensure projects are delivered on time, within budget, and to high standards, while coordinating with architects, contractors, and clients.

Qualifications

• Degree in Quantity Surveying, Construction Management, or related field is required.
• Strong negotiation and stakeholder management skills.
• Excellent written and verbal communication in English; Malay or Mandarin is a plus.
• Proven cost estimation, budget management and financial forecasting capabilities.

Responsibilities

• Manage and control project costs, budgets, and financial forecasting for ID fit-out projects.
• Prepare and maintain accurate cost estimates, quotations, and tender documentation.
• Negotiate and administer contracts with contractors, suppliers, and subcontractors.
• Conduct regular valuations and interim payment certificates for milestones.
• Identify and manage variations, claims, and change orders with contractual compliance.
• Monitor expenditure vs budgets and provide cost reports to stakeholders.
• Liaise with architects, designers, contractors, and clients to align scope and specs.
• Prepare final accounts and settlement of contractor claims on completion.
• Maintain extensive project documentation per contractual requirements.
• Advise on procurement strategies and cost-saving opportunities.

About the role

Reporting to the senior management team, an exciting opportunity has become available for a QS Manager (ID Fit Out) to join BRIGHT PEOPLE SOLUTIONS. This is a full-time position based in Kuchai Lama, Kuala Lumpur. As QS Manager (ID Fit Out), you will be responsible for providing comprehensive quantity surveying and contracts management services for interior design and fit-out projects. This role is strategically important to our organisation, ensuring that projects are delivered on time, within budget, and to the highest standards of quality. You will play a critical role in managing project costs, contracts, and stakeholder relationships throughout the project lifecycle.

Key responsibilities

• Managing and controlling project costs, budgets, and financial forecasting for ID fit-out projects
• Preparing and maintaining accurate cost estimates, quotations, and tender documentation
• Negotiating and administering contracts with contractors, suppliers, and subcontractors
• Conducting regular valuations and interim payment certificates for project milestones
• Identifying and managing variations, claims, and change orders whilst ensuring contractual compliance
• Monitoring project expenditure against approved budgets and providing cost reports to project stakeholders
• Liaising with architects, designers, contractors, and clients to ensure alignment on project scope and specifications
• Preparing final accounts and settlement of contractor claims upon project completion
• Maintaining comprehensive project documentation and records in accordance with contractual requirements
• Providing advice on procurement strategies and cost-saving opportunities without compromising quality

What we're looking for

• Degree qualification in Quantity Surveying, Construction Management, or related field
• Minimum 3-5 years' experience in quantity surveying and contracts management, with substantial experience in interior design and fit-out projects
• Proven expertise in cost estimation, budget management, and financial forecasting
• Strong knowledge of contract administration, including JKR, PAM,FIDIC, or other standard form contracts
• Excellent negotiation and stakeholder management skills with the ability to build and maintain strong client relationships
• Demonstrated ability to manage multiple projects simultaneously whilst maintaining attention to detail
• Strong analytical and problem-solving capabilities with a commercial mindset
• Excellent written and verbal communication skills in English; proficiency in Malay or Mandarin would be advantageous
• Knowledge of Malaysian building regulations, standards, and industry practices is preferred
