Position Summary
The Property Management will lead and oversee the management office (MO) operations for the Group's completed projects in Nilai on behalf of the developer. The role is responsible for ensuring that the completed developments are well managed, operationally efficient, service-oriented, financially controlled, and aligned with the Group's brand and asset value objectives.
This position will directly report to the Group Chief Executive Officer (GCEO) and will act as the key management representative overseeing the appointed management office team, building performance, resident or owner experience, compliance matters, vendor coordination, and ongoing operational improvements across the Group's three completed projects in Nilai.
Reporting Line
- Direct report to Group Chief Executive Officer (GCEO).
Key Responsibilities
- Oversee the day-to-day performance of the management office for the Group's completed projects in Nilai, ensuring smooth operations, proper maintenance, and consistent service delivery on behalf of the developer.
- Supervise and monitor the appointed management office staff, building supervisors, service providers, and contractors to ensure duties are carried out effectively and in line with approved standards.
- Act as the developer's representative in monitoring building management matters before and after the transition of management responsibilities, ensuring the projects are well maintained and protected in terms of reputation, value, and owner satisfaction.
- Review and improve building management processes covering maintenance, cleanliness, security, defect coordination, common area upkeep, utilities monitoring, landscaping, waste management, and complaint handling.
- Track service standards across all three completed Nilai projects and ensure issues raised by purchasers, residents, tenants, or stakeholders are resolved in a timely and practical manner.
- Monitor operating budgets, management-related expenses, sinking fund or service charge matters where applicable, and cost efficiency of the management office and service providers.
- Review vendor contracts, scope of work, quotations, renewal terms, and service performance, and recommend corrective actions or cost-saving measures when necessary.
- Coordinate closely with internal departments such as project, sales, customer service, finance, legal, and accounts to resolve operational, handover, strata, defect, and resident-related matters.
- Attend site inspections, management meetings, joint management body or management corporation related discussions where relevant, and provide clear updates and recommendations to the GCEO.
- Prepare management reports, issue summaries, action trackers, and operational updates for GCEO review, including highlighting key risks, recurring complaints, compliance gaps, and improvement plans.
- Ensure the projects maintain a presentable, safe, and marketable condition that supports the Group's long-term reputation and any leasing, resale, or future branding objectives.
- Assist in setting management standards, SOPs, service benchmarks, and reporting structures so that the management office operates professionally and consistently across the Nilai portfolio.
- Support the GCEO in resolving escalated building management matters, owner concerns, authority-related issues, and ad hoc operational challenges.

- Protects the developer's brand image after project completion by ensuring completed schemes remain well managed and commercially presentable.
- Acts as a control point over third-party management office performance instead of leaving operations fully unmanaged or reactive.
- Helps maintain purchaser confidence, resident satisfaction, and asset value across the Group's completed developments.
- Creates clearer reporting and accountability between site operations and top management.
- Provides early warning on recurring building issues, weak vendor performance, cost leakages, and resident dissatisfaction.
- Supports smoother coordination where the developer still has ongoing interest in unsold units, leasing strategy, future phases, or adjacent developments in Nilai.
Requirements
- Bachelor's degree or diploma in Property Management, Real Estate, Building Management, Facilities Management, Business Administration, or related field.
- Minimum 5 years of relevant experience in property management, building management, developer-side property operations, or management office oversight.
- Experience managing stratified developments, residential or mixed-use properties, and service providers is preferred.
- Strong understanding of building operations, maintenance coordination, service standards, resident handling, and management reporting.
- Able to work independently, visit sites regularly, and handle escalated operational matters with maturity and professionalism.
- Good communication and stakeholder management skills in dealing with residents, purchasers, contractors, consultants, and internal management.
- Strong administrative, reporting, and problem-solving skills.
- Proficient in Microsoft Office; experience with property or building management systems is an advantage.
- Able to be based in or travel frequently to Nilai.
Preferred Profile
- Candidate with experience representing developer interests in completed projects.
- Hands-on, firm, and service-oriented, with the ability to balance operational control and resident relations.
- Comfortable reporting directly to senior management and handling sensitive or escalated issues.
- Able to standardize processes across multiple projects instead of managing each site in isolation.
