Job summary

Putra Nilai Development Sdn Bhd is seeking an experienced finance leader to manage end-to-end accounting, budgeting, and project cost controls for its property development portfolio. You will drive monthly, quarterly and annual financial reporting, ensure regulatory compliance, and coordinate with management on strategic decisions.

You will oversee project accounting for land, construction costs, progress billing, and related transactions, while strengthening internal controls and preparing

Qualifications

• Minimum 8 years of relevant experience in property development/construction or similar.
• Knowledge in IFCA software is a MUST
• Bachelor's degree in Finance and Accounting or a professional accounting qualification is required.
• Strong leadership and people management skills.
• High integrity; meticulous and analytical; able to work well under pressure.
• Excellent communication, interpersonal and problem-solving skills

Responsibilities

• Oversee the full set of accounts including GL, AR, AP, bank reconciliation, and financial statements.
• Prepare accurate monthly, quarterly, and annual financial reports for management and stakeholders.
• Ensure compliance with MFRS, statutory regulations, and company policies.
• Manage project accounting for property development phases including land acquisition, construction costs, progress billing, SPA, and completion.
• Prepare consolidated financial reports
• Reconcile intercompany balances between subsidiary companies
• Lead annual budgeting and quarterly forecasting exercises.
• Monitor actual financial performance against budget and analyse variances.
• Provide financial insights to support business planning and strategic decisions.
• Monitor project cost, cash flow, and expenditure for property development projects.
• Evaluate and verify claims from contractors, consultants, and suppliers.
• Ensure project cost allocations are accurate and up-to-date.
• Manage cash flow to ensure sufficient funding for project needs and operations.
• Liaise with banks for financing, loan drawdowns, project accounts, and other banking matters.
• Monitor loan repayment schedules and compliance with financial covenants.
• Coordinate annual external audit and resolve audit findings promptly.
• Handle tax matters including corporate tax, SST, RPGT, stamp duty, and other property-related obligations.

D. Cash Flow & Treasury

Manage cash flow to ensure sufficient funding for project needs and operations.

Liaise with banks for financing, loan drawdowns, project accounts, and other banking matters.

Monitor loan repayment schedules and compliance with financial covenants.

E. Audit, Tax & Compliance

Coordinate annual external audit and resolve audit findings promptly.

Handle tax matters including corporate tax, SST, RPGT, stamp duty, and other property-related obligations.

Ensure adherence to government regulations related to property development (LHDN, BNM, etc.)

Lead and supervise the accounts team including training, task delegation, and performance evaluation.

Establish SOPs, workflow improvements, and strong internal controls.

Collaborate closely with project, contract, sales & admin, and top management.

Working Conditions

Office-based with occasional site visits.

Requirements
