Brightmark Sdn Bhd is seeking an experienced Project Manager to lead civil/construction projects from site possession to handover, coordinating engineers, subcontractors, and clients across Johor.
You will report to the Project Director, ensure on-time, on-budget delivery, and manage reporting, documentation, and quality during the defects liability period.
We are looking for an experienced Project Manager to lead our projects, from site possession through to handover and the defects liability period. You will report to the Project Director and be fully responsible for delivering your projects on time, on budget and to quality.
You will lead a site team of engineers and supervisors, manage our sub-contractors, and be the main contact for the client and consultants on your projects. The role suits a hands‑on leader who also runs a tight ship on planning, reporting and documentation.
Key Responsibilities:
Delivery
Lead 1 – 2 projects from site possession through practical completion, the defects liability period and final account.
Plan the works with the Project Planner, set the master programme, and keep the project on schedule. Spot delays early and put recovery plans in place.
Make sure work meets the specifications, drawings and quality standards. Run inspections and testing, and close out defects.
Enforce safety and health standards on site, in line with OSHA and CIDB requirements.
People and sub‑contractors
Lead the site team of project engineers and site supervisors. Assign work clearly, set priorities and develop the team.
Manage the main sub-contractor and specialist packages: scope, programme, quality and performance.
Run weekly site and progress meetings and make sure decisions and actions are recorded and followed up.
Commercial
Work with the QS team on progress claims, variation orders, extension of time submissions and sub-contractor payments.
Track project cost against budget and protect margin. Raise any risk of cost overrun early.
Give timely notices under the contract so we never lose a claim on a technicality.
Client and reporting
Act as the main contact for the local authority, consultants and other stakeholders on your projects.
Write clear progress reports, site reports and letters in Bahasa Malaysia and English.
Report weekly to the Project Director on progress, cost, risks and decisions needed, and contribute to the fortnightly project account reports.
Prepare for and attend client meetings, site inspections and handover.
Requirements
Degree in Civil Engineering, Building, Construction Management or a related field.
At least 8 years of construction experience, including at least 3 years as a Project Manager with a main contractor.
Has delivered at least one government or local authority project worth RM 10M or more as the lead Project Manager.
Strong working knowledge of Malaysian public works contracts (for example PWD 203A): progress claims, variation orders, extension of time, liquidated damages, practical completion, defects liability and retention.
Proven experience managing main and specialist sub-contractors.
Good grasp of programming and cost control. Able to read and challenge a programme and a cost report.
Excellent written and spoken Bahasa Malaysia and English. Writes clear reports and formal letters to local authorities without supervision.
Highly competent with computers: Microsoft Office or Google Workspace, Excel, email, PDF and cloud tools. MS Project or Primavera is a plus. Fast and accurate typing.
A leader who delegates well, holds people accountable, and keeps the bigger picture in view while solving problems on site.
Own transport and a valid driving licence. Willing to be on site across Johor.
Advantages
Experience on landscape, park, streetscape or infrastructure projects.
Experience with Johor local authorities (MBJB, MBIP, MPKu).
Registered with the Board of Engineers Malaysia (BEM) or holds a professional qualification.
CIDB Green Card and OSH training certificates.
