Job summary

KLK Land Sdn Bhd is seeking a Manager, Marketing to drive the marketing strategy, brand positioning and demand generation across Bandar Seri Coalfields, Caledonia, KLK Techpark and future developments in Sungai Buloh.

You will lead the marketing team, manage A&P budgets and agencies, and collaborate with Sales and Development to translate marketing activity into qualified leads and stronger project value.

Qualifications

• Bachelor's degree in Marketing, Business, Real Estate, Mass Communications or related discipline.
• 10–15 years of relevant marketing experience, preferably in property development.
• Minimum 3–5 years in a managerial/senior managerial role.
• Proven experience managing multi-project portfolios, agencies and significant A&P budgets.
• Strong understanding of property marketing, branding, digital marketing and sales conversion.
• Strong commercial, analytical, communication and stakeholder management skills.
• Results-oriented, strategic and hands-on with strong execution capability.

Responsibilities

• Develop and execute annual marketing strategies aligned with business and sales targets.
• Establish clear positioning, value propositions and go-to-market strategies for each project.
• Strengthen KLK Land's overall brand and ensure consistency across all customer touchpoints.
• Lead market intelligence, customer insights and competitor analysis.
• Drive full-funnel marketing from awareness, lead generation and nurturing to appointment and conversion.
• Align marketing campaigns with project sales targets, inventory and sales velocity.
• Monitor lead quality, conversion, campaign effectiveness and ROMI.
• Develop and manage A&P budgets across assigned projects.
• Lead creative, digital, media, PR and event agencies to deliver high-quality and effective campaigns.
• Lead marketing strategies for new project and phase launches.

Education

Bachelor's Degree in Marketing, Business, Real Estate, Mass Communications or related discipline

The Manager, Marketing is responsible for driving the marketing strategy, brand positioning, demand generation and commercialization of KLK Land's key portfolios, including Bandar Seri Coalfields, Caledonia, KLK Techpark and future developments. The role leads the marketing team, manages A&P investment and agencies, and works closely with Sales and Development to ensure marketing activities translate into qualified leads, sales conversion and stronger project value.

About you
