Private Advertiser in Kuala Lumpur is seeking an experienced Land Manager to oversee the Group's land portfolio. You will manage land bank maintenance, ensure compliance with policies, and prepare board materials for acquisitions and sales negotiations.
The role requires a Bachelor's degree in a related field and at least 5 years of experience, with strong knowledge of Malaysian land laws and excellent negotiation and communication skills. English and Bahasa Malaysia proficiency is essential.
We are seeking an experienced and motivated Land Manager to join our KL team. The successful candidate will manage and oversee all aspects of the land portfolio of the Group.
Management and maintenance of existing land bank with regular inspections to monitor encroachments by 3rd parties; verify land areas after compulsory acquisitions by Government or Statutory bodies and/or after construction of building, infrastructure, etc.
Ensure prompt payment of annual quit rent and property assessment.
Ensure land records are maintained in accordance with Company Policy and Procedures
At all times comply with Group policies, procedures and instructions.
Preparation of Board Papers to update the Management, Group Land Registrar and development team on potential and existing government land acquisitions, ensuring that such land acquisitions are brought to their attention in good time to allow proper consideration.
Conduct and carry out negotiations for sale and purchase of land.
Attend to enquiries from interested purchasing parties, agents, and preparation of marketing materials.
Liaise with consultants, local land offices, planning authorities and local councils on any statutory requirements or sales pre-requisites which are necessary for sale completion.
Ensure land records on any changes affecting individual plots or estate land (e.g. land area, re-zoning or major infrastructure development) are maintained and updated monthly.
Ensure safe keeping of quit rent payment and property assessment receipts, land sale agreements and records.
Bachelor's degree in land surveying, property valuation, estate management, or a related field with minimum 5 years working experience.
Strong understanding of Malaysian land laws and regulations, particularly in KL, Penang, Selangor and JB.
Excellent communication, negotiation, and interpersonal skills and ability to work independently and as part of a team.
Proficiency in Microsoft Office. Knowledge of land management software is an advantage.
Experience working with government authorities and regulatory bodies.
Proficiency in Bahasa Malaysia and English.
