Job summary

Shaftsbury Avenue Sdn Bhd is seeking a commercially driven Manager, Leasing to oversee leasing activities for owner‑managed properties at Shaftsbury Putrajaya. You will lead tenant acquisitions, negotiate terms, and drive occupancy growth while maintaining strong relationships with tenants and partners.

The role requires strong market knowledge, excellent negotiation and communication skills, and the ability to travel between properties as needed.

Qualifications

• Minimum 5 years of relevant experience in commercial property leasing with supervisory or managerial exposure.
• Experience leasing retail, office, or mixed‑use properties.
• Strong negotiation, presentation, communication and stakeholder-management skills.
• Commercially driven with understanding of rental structures and tenancy terms.
• Willingness to travel between assigned properties.

Responsibilities

• Develop and implement leasing strategies to maximize occupancy, rental income, and asset performance.
• Manage leasing activities for owner‑managed properties at Shaftsbury Putrajaya.
• Source and secure suitable tenants through market research, networking, and direct business development.
• Conduct property viewings, prepare leasing proposals, and negotiate rental rates and terms.
• Manage lease renewals, rental reviews, tenancy documentation, and handovers.
• Liaise with property owners and provide updates on leasing performance and market conditions.
• Maintain relationships with tenants and address leasing matters promptly.
• Monitor market rental rates, competitor activity, tenant demand, and property trends.
• Coordinate with Legal, Finance, Property Management, and Facilities teams for onboarding and handover.
• Maintain tenancy schedules, leasing records and occupancy reports.

We are seeking a commercially driven and results-oriented Manager, Leasing to manage leasing activities for the owner-managed properties at Shaftsbury Putrajaya. The successful candidate will be responsible for tenant acquisition, lease negotiations, occupancy growth, and tenant retention. This role requires strong market knowledge, commercial awareness, and the ability to build lasting relationships with tenants, property owners, agents, and business partners.

Key responsibilities

Develop and implement effective leasing strategies to maximize occupancy, rental income, and asset performance.

Manage leasing activities for owner-managed properties at Shaftsbury Putrajaya.

Source and secure suitable tenants through market research, networking, property agents, and direct business development.

Conduct property viewings, prepare leasing proposals, and negotiate rental rates and commercial terms.

Manage lease renewals, rental reviews, tenancy documentation, and property handovers.

Liaise closely with property owners and provide regular updates on leasing performance, tenant status, and market conditions.

Maintain strong relationships with existing tenants and promptly address leasing-related matters.

Monitor market rental rates, competitor activity, tenant demand, and emerging property trends.

Coordinate with Legal, Finance, Property Management, and Facilities teams to ensure smooth tenant onboarding and handover.

Maintain accurate tenancy schedules, leasing records, occupancy reports, and prospective-tenant pipelines.

About you

Bachelor's Degree or Diploma in Property Management, Real Estate, Business Administration, Marketing, or a related discipline.

Minimum 5 years of relevant experience in commercial property leasing, with supervisory or managerial exposure.

Proven experience in leasing retail, office, or mixed-use properties.

Experience managing properties on behalf of individual property owners will be an added advantage.

Strong negotiation, presentation, communication, and stakeholder-management skills.

Commercially driven with a sound understanding of rental structures, tenancy terms, and market conditions.

Able to work independently, achieve occupancy targets, and manage multiple leasing matters simultaneously.

Proficient in Microsoft Office and leasing or property-management systems.

Good command of written and spoken English and Bahasa Malaysia.

Possess a valid driving license and be willing to travel between assigned properties when required.
