LBS Bina Group Berhad is seeking an experienced Leasing Manager in Kuala Lumpur to lead leasing strategies and maximize occupancy and rental revenue across our properties.
You will source tenants through marketing initiatives, negotiate leases, manage documentation, renewals and coordinate with operations to ensure tenancy success. Strong English and Bahasa Malaysia skills are preferred, with Mandarin an advantage.
• Develop and implement leasing strategies to achieve occupancy and rental revenue targets.
• Source, negotiate, and secure suitable tenants through marketing initiatives, property agents, and business networks.
• Identify new business opportunities and conduct market research to enhance tenant mix and competitiveness.
2. Lease Administration
• Negotiate lease terms and prepare, review, and administer leasing documentation, including Letters of Offer and Tenancy Agreements.
• Ensure timely execution of lease documentation, collection of deposits, submission of concept drawings, and management of lease renewals and expiries.
• Build and maintain strong relationships with tenants, address enquiries and complaints professionally, and coordinate with internal departments to ensure smooth tenancy operations.
4. Financial & Performance Management
• Monitor leasing performance, occupancy, rental collections, and revenue against budget and targets, while working with the Rental Billing & Collection Department on overdue payments.
5. Reporting & Compliance
• Prepare leasing reports, occupancy analysis, rental forecasts, and market updates for Management.
• Ensure all leasing activities comply with Company policies, SOPs, approval processes, and applicable laws, while maintaining accurate records and confidentiality.
• Lead, supervise, and coach the leasing, advertising and promotion team by setting objectives, monitoring performance, and conducting regular meetings to monitor team progress and provide constructive feedbacks.
7. Others
• Assist in coordinating renovation plans and procedures, and conduct pre-handover and post-operation inspections.
• Required to travel to project sites to attend to leasing matters and conduct site visits to the properties.
• Work closely with the Operations team to ensure renovation works comply with company standards, lease requirements, and relevant regulations.
• Perform any other duties and responsibilities as assigned by the superior from time to time.
Job Requirement:
Bachelor's Degree in Real Estate / BusinessAdministration / Retail Management / Economics / Communication/ Marketing or a related discipline.
Minimum 5-8 years of relevant experience in leasing, property management, retail mall, commercial, or mixed development, with at least 2-3 years in a managerial role.
Strong communication skills in English and Bahasa Malaysia, ability to speak in Mandarin will be an added advantage.
Proficient in Microsoft Office applications (Word, Excel, PowerPoint).
Able to work independently, manage multiple priorities, and meet deadlines in a fast-paced environment.
