Job summary

Etiqa Insurance and Takaful is seeking a Marketing, Leasing & Revenue Optimization professional to drive leasing strategies across office, retail and commercial spaces within the portfolio.

You will identify opportunities, conduct viewings, negotiate leases, and support revenue optimization through renewals and space optimization. A Bachelor's degree and 5–7 years of experience in property leasing/marketing are expected.

• Bachelor's degree in Finance or Quantity Surveying or equivalent.
• 5–7 years of property research or leasing and marketing experience.
• Strong interpersonal, analytical, and communication skills.

Job description

Marketing, Leasing & Revenue Optimization

• Develop and execute leasing strategies to maximize occupancy, rental yield, and overall asset performance across the property portfolio.
• Market and lease office, retail, and commercial spaces within the Company's portfolio, including Etiqa Twins, Menara Etiqa, Dataran Maybank, Akademi Etiqa, and other assigned properties.
• Identify, pursue, and secure new leasing opportunities through direct prospecting, corporate networking, referrals, and collaboration with appointed real estate consultants and agents.
• Conduct property viewings, tenant presentations, lease negotiations, and commercial discussions with prospective tenants.
• Recommend competitive leasing packages and commercial terms that align with market conditions while maximizing portfolio returns.
• Support revenue enhancement initiatives through rental reviews, lease renewals, tenant expansion opportunities, asset repositioning, and space optimization exercises.

Property Disposal & Asset Divestment

• Support the execution of property disposal and divestment initiatives in line with the Company's asset management and investment strategies.
• Conduct market assessments, pricing analysis, and prepare recommendations for potential property disposals.
• Coordinate with appointed property consultants, valuers, real estate agents, legal advisors, and other relevant stakeholders throughout the disposal process.
• Assist in the preparation of information memoranda, marketing materials, management papers, and approval submissions relating to disposal exercises.
• Manage property viewings, bidder enquiries, negotiations, due diligence requests, and transaction documentation.
• Monitor transaction timelines and coordinate the completion of disposal activities to ensure smooth execution.
• Support portfolio rationalisation and capital recycling initiatives by identifying underperforming or non-core assets for potential divestment.
• Prepare disposal performance reports and market intelligence to support Management's strategic decision-making.

Leasing Transactions & Documentation

• Prepare, review, and coordinate all leasing documentation, including Letters of Offer (LOO), Tenancy Agreements, Lease Renewals, Supplemental Agreements, and related contractual documents.
• Liaise with Legal, Compliance, Finance, Facilities Management, and other relevant stakeholders to ensure timely execution of leasing transactions.
• Monitor critical lease dates, expiry schedules, rent reviews, renewal options, and other tenancy obligations.
• Maintain accurate leasing records, tenant databases, and document management systems.
• Conduct comprehensive due diligence on prospective tenants, including Know Your Customer (KYC), sanctions screening, compliance checks, and background assessments.
• Ensure all leasing transactions comply with internal policies, authority limits, governance frameworks, and regulatory requirements.
• Prepare approval papers, leasing recommendations, business justifications, and management presentations for relevant approval authorities.
• Support internal and external audit requirements and ensure proper documentation for governance and compliance purposes.

Job Requirements

• Has a Bachelor's Degree in the related discipline such as Finance or Quantity Surveying or its equivalents. Other disciplines are welcome to apply.
• Has 5 - 7 years of working experience in property research or property leasing and marketing.
• Having strong interpersonal, analytical and communication skills would enable further success in this role.
