Job summary

Exyte in Malaysia seeks a seasoned Manager – Commercial Project Management to drive commercial and contractual management of data center projects, ensuring effective contract administration, change control and cost oversight.

You will lead a cross-functional team, manage clients and subcontractor negotiations, monitor financial performance, risks and final accounts, and report on governance and change requests to protect the company's commercial interests.

Qualifications

• Bachelor's degree in Quantity Surveying, Construction Management, Engineering, Commercial Management or a related discipline.
• MRICS, AIQS or equivalent will be an advantage.
• Typically 10–15 years of relevant experience in commercial management, contract management or quantity surveying within construction, EPC/EPCM or major capital projects.
• Proven experience managing commercial and contractual matters for large-scale construction or engineering projects.
• Experience in data center projects, mission-critical facilities, semiconductor facilities or other complex MEP-intensive projects is highly desirable.
• Strong experience in contract administration, change management, claims, commercial negotiations, subcontract management and final account settlement.
• Familiarity with construction contracts such as FIDIC or other applicable client/subcontract forms is preferred.

Responsibilities

• Lead commercial activities across assigned data center projects to safeguard profitability and achieve contractual/financial objectives.
• Manage contract interpretation, obligations, notices, claims and correspondence with clients, subcontractors and suppliers.
• Oversee identification, evaluation, negotiation and approval of variations/change orders for proper commercial recovery.
• Monitor project commercial performance, cost exposure, revenue, cash flow, margin and final accounts in coordination with Project Controls and Finance.
• Identify commercial/contractual risks, assess financial impacts, and develop mitigation strategies to minimise exposure and disputes.
• Provide commercial oversight of subcontract agreements, purchase orders, payment claims, variations and final account settlements.
• Lead commercial negotiations with clients, contractors and suppliers to achieve favourable outcomes.
• Prepare commercial performance reports, maintain risk/change registers, and ensure governance/compliance with policies and authorities.
• Lead and develop the commercial project management team with guidance on contract management and financial performance.
