Job summary

Exyte is seeking a Manager – Commercial Project Management in Malaysia to oversee commercial and contractual management for data center projects. • Bachelor's degree in a relevant discipline.
• MRICS, AIQS or equivalent is advantageous.
• Typically 10–15 years of experience in commercial management or contract management on large capital projects.
• Demonstrated experience managing commercial and contractual matters for large-scale construction/engineering projects.
• Experience in data center, mission-critical or complex MEP-intensive projects is desirable.
• Strong contract administration, change management, claims handling and final account settlement skills.
• Familiarity with FIDIC or equivalent client/subcontract forms is preferred.

Responsibilities

• Lead commercial activities across assigned data center projects to safeguard profitability and financial objectives.
• Oversee contract interpretation, compliance, obligations, notices and client communications.
• Manage variations, change orders and additional works for proper commercial recovery.
• Monitor project cost, revenue, cash flow, margin and forecasts in coordination with Project Controls and Finance.
• Identify commercial risks and develop mitigation strategies to minimise exposure and disputes.
• Oversee subcontract agreements, purchase orders, payment claims and final accounts.
• Lead negotiations with clients, contractors and suppliers to achieve favourable outcomes.
• Prepare commercial performance reports and maintain risk/change registers.
• Lead and develop the commercial project management team and set strategy.

The Manager – Commercial Project Management is responsible for overseeing the commercial and contractual management of data center projects, ensuring effective contract administration, change management, cost and risk control, and protection of the company's commercial interests.

The role works closely with Project Management, Project Controls, Procurement, Engineering, Construction and Finance teams to maximise project profitability, manage contractual obligations, mitigate commercial risks and support the successful delivery of projects in accordance with contractual requirements, budgets and schedules.

Explore your tasks and responsibilities

• Commercial Management: Lead commercial activities across assigned data center projects to safeguard project profitability and achieve contractual and financial objectives.
• Contract Administration: Manage contract interpretation, compliance, obligations, notices, claims and correspondence with clients, subcontractors and suppliers.
• Change and Variation Management: Oversee the identification, evaluation, negotiation and approval of variations, change orders and additional works to ensure proper commercial recovery.
• Cost and Financial Control: Monitor project commercial performance, cost exposure, revenue, cash flow, margin and final account forecasts in coordination with Project Controls and Finance.
• Risk and Claims Management: Identify commercial and contractual risks, assess potential financial impacts, and develop mitigation strategies to minimise exposure and disputes.
• Subcontract and Procurement Management: Provide commercial oversight of subcontract agreements, purchase orders, payment claims, variations and final account settlements.
• Negotiation and Stakeholder Management: Lead commercial negotiations with clients, contractors and suppliers to achieve favourable contractual and financial outcomes.
• Reporting and Governance: Prepare commercial performance reports, maintain risk and change registers, and ensure compliance with company policies, contractual requirements and delegated authorities.
• Team Leadership: Lead and develop the commercial project management team, providing guidance on contract management, commercial strategy and project financial performance.

Show your expertise

• Bachelor's degree in Quantity Surveying, Construction Management, Engineering, Commercial Management or a related discipline.
• Professional qualifications such as MRICS, AIQS or equivalent will be an advantage.
• Typically 10–15 years of relevant experience in commercial management, contract management or quantity surveying within construction, EPC/EPCM or major capital projects.
• Proven experience managing commercial and contractual matters for large-scale construction or engineering projects.
• Experience in data center projects, mission‑critical facilities, semiconductor facilities or other complex MEP-intensive projects is highly desirable.
• Strong experience in contract administration, change management, claims, commercial negotiations, subcontract management and final account settlement.
• Familiarity with relevant construction contracts, such as FIDIC or other applicable client and subcontract forms, is preferred.
