Job summary

Exyte in Malaysia is seeking a Manager – Commercial Project Management to oversee the commercial and contractual management of data center projects, ensuring effective contract administration, change control and financial performance.

You will work with Project Controls, Procurement, Engineering, Construction and Finance to maximise profitability, manage risks and ensure delivery in line with budgets and schedules. MRICS/AIQS-advantage, 10–15 years of experience in large-scale projects.

Qualifications

• Bachelor's degree in Quantity Surveying, Construction Management, Engineering, Commercial Management or a related discipline.
• MRICS or AIQS qualification is an advantage.
• Typically 10–15 years of experience in commercial management, contract management or quantity surveying in construction, EPC/EPCM or major capital projects.
• Proven experience managing commercial and contractual matters for large-scale construction or engineering projects.
• Experience in data center projects or other complex MEP-intensive projects is highly desirable.
• Strong experience in contract administration, change management, claims, commercial negotiations, subcontract management and final account settlements.
• Familiarity with FIDIC or other client/subcontract forms is preferred.

Responsibilities

• Lead commercial activities across assigned data center projects to safeguard profitability and achieve contractual and financial objectives.
• Manage contract interpretation, obligations, notices, claims and correspondence with clients, subcontractors and suppliers.
• Oversee identification, evaluation, negotiation and approval of variations and change orders to ensure proper commercial recovery.
• Monitor project commercial performance, cost exposure, revenue, cash flow, margin and forecasts with Project Controls and Finance.
• Identify commercial and contractual risks, assess financial impact, and develop mitigation strategies to minimise exposure and disputes.
• Provide commercial oversight of subcontract agreements, purchase orders, payment claims, variations and final account settlements.
• Lead commercial negotiations with clients, contractors and suppliers to achieve favourable outcomes.
• Prepare commercial performance reports and maintain risk and change registers in line with policies.
• Lead and develop the commercial project management team, providing guidance on contract management, strategy and financial performance.

The Manager – Commercial Project Management is responsible for overseeing the commercial and contractual management of data center projects, ensuring effective contract administration, change management, cost and risk control, and protection of the company's commercial interests. The role works closely with Project Management, Project Controls, Procurement, Engineering, Construction and Finance teams to maximise project profitability, manage contractual obligations, mitigate commercial risks and support the successful delivery of projects in accordance with contractual requirements, budgets and schedules.

• Commercial Management: Lead commercial activities across assigned data center projects to safeguard project profitability and achieve contractual and financial objectives.
• Contract Administration: Manage contract interpretation, compliance, obligations, notices, claims and correspondence with clients, subcontractors and suppliers.
• Change and Variation Management: Oversee the identification, evaluation, negotiation and approval of variations, change orders and additional works to ensure proper commercial recovery.

Show Your Expertise

• Bachelor's degree in Quantity Surveying, Construction Management, Engineering, Commercial Management or a related discipline.
• Professional qualifications such as MRICS, AIQS or equivalent will be an advantage.
• Typically 10–15 years of relevant experience in commercial management, contract management or quantity surveying within construction, EPC/EPCM or major capital projects.
• Proven experience managing commercial and contractual matters for large-scale construction or engineering projects.
• Experience in data center projects, mission‑critical facilities, semiconductor facilities or other complex MEP‑intensive projects is highly desirable.
• Strong experience in contract administration, change management, claims, commercial negotiations, subcontract management and final account settlement.
• Familiarity with relevant construction contracts, such as FIDIC or other applicable client and subcontract forms, is preferred.
