Job description

General Description

Monitor the performance of air conditioning systems by carrying out IAQ tests and air performance tests to ensure the PTS system remains in good working order. Compile and submit completed job sheets and service sheets for both planned preventive maintenance (PPM) and corrective work.

Job Responsibilities

1. Perform planned preventive maintenance scheduling as programmed.
2. Carry out corrective work as required by findings and requests.
3. Compile and submit completed job sheets/services sheets for both planned preventive maintenance and corrective documentation to the superior.
4. Ensure all air conditioning systems in the building operate properly at all times.
5. Ensure IAQ tests and air performance tests are carried out when necessary.
6. Monitor and assist cross‑work performed by other technicians, handymen, and contractors before work on air conditioning systems.
7. Perform quality‑control checks on all preventive‑maintenance equipment and update procedure documents accordingly.
8. Ensure the PTS (Pneumatic Tube System) is in good working order, and follow up with contractors to carry out PPM and resolve any findings or faults.
9. Comply with OSH Act & Regulations 1994: take reasonable care for safety, cooperate with the employer, wear protective equipment, and follow safety instructions.
10. Perform any other duties as required by management.
11. Cover shift staff as necessary.
12. Actively participate in hospital accreditation and activities such as 5S, Patient Safety Goal, IMS (ISO 9001, ISO 14001 & OHSAS 18001), MSQH, and JCI.

Job Requirements

• Education: Certificate or Diploma in Mechanical or M&E, plus other engineering certificates related to facilities management.
• Experience: At least 3 years in maintenance and engineering, specialized in air‑conditioner systems.
• Interpersonal Skills: Dedicated team player, good communication skills.
• Technical Competencies:
  • Monitor performance of air‑conditioning systems, conduct IAQ and air‑performance tests.
  • Compile and submit job sheets and service sheets.
• Special Skills:
  • HVAC system knowledge: operation of HVAC and chillers.
  • Troubleshooting and diagnostics for air‑conditioning and chiller systems.
