Job summary

JLL in Kuala Lumpur is seeking an Assistant Facilities Manager to oversee daily operations, coordinate maintenance, and support the Facilities Manager in delivering safe, efficient spaces. Qualifications

• Bachelor's degree in Facilities Management, Engineering, Business Administration, or related field.
• 3+ years in facilities management, building operations, or property management roles.
• Strong understanding of building systems including HVAC, electrical, plumbing, fire safety, and security systems.
• Proven ability to manage multiple priorities while meeting deadlines.
• Excellent communication skills with clients, vendors, and team members at all levels.
• Working knowledge of building codes, OSHA regulations, and environmental compliance requirements.
• Proficiency with CMMS and Microsoft Office Suite.
• Valid driver's license and ability to travel between facilities as needed.

Responsibilities

• Oversee daily facility operations including HVAC, electrical, plumbing, and building automation systems to ensure optimal performance and occupant comfort.
• Coordinate and supervise maintenance activities, work orders, and service requests while ensuring timely resolution and quality standards.
• Conduct regular facility inspections to identify maintenance needs, safety concerns, and opportunities for operational improvements.
• Manage relationships with vendors, contractors, and service providers, including contract oversight, performance evaluation, and invoice processing.
• Support the development and implementation of preventive maintenance programs to maximize equipment lifespan and minimize downtime.
• Respond to facility emergencies and coordinate urgent repairs while maintaining clear communication with stakeholders throughout the resolution process.
• Monitor and analyze facility performance metrics, energy consumption data, and operational costs to identify trends and recommend efficiency measures.
• Ensure compliance with all building codes, safety regulations, environmental standards, and company policies through documentation and regular audits.
• Collaborate with cross-functional teams to support special projects, space modifications, and client initiatives that enhance the facility experience.
