About the Role and Company
CapitaLand Investment Limited (CLI) is a Singapore‑listed global real asset manager. The Tenancy Design Coordinator will work with the Space Planning Management team to guide and integrate tenants into retail projects.
Responsibilities
- Provide a standard guide and coordinate the integration of tenants into the project.
- Issue and explain Tenancy Design guidelines and fitting‑out manual to tenants, tenant designers and contractors.
- Coordinate design, planning, implementation and completion of tenancy fit‑out work to deliver retail tenancies in a timely manner.
- Review tenants’ design and documentation with the CMO and T Space Planning Management team and provide design improvement feedback.
- Ensure tenancy designs comply with standard guidelines and the mall’s positioning.
- Negotiate and influence design submissions (new and renewal) to achieve better outcomes.
- Coordinate all design requirements and drawings with tenants, consultants and the project team.
- Liaise with tenants on the approved design for execution and manage handover of the tenancy unit.
- Provide continuous support, ensuring adequate induction, coordination and assistance throughout the fit‑out period.
- Conduct site inspections during fit‑out, liaise closely with tenants’ fit‑out contractors and enforce compliance with approved designs, authority requirements and house rules.
- Manage tenant interface on disputes related to scope or construction issues that may compromise timely delivery.
- Complete final inspections of tenant units and follow up on deficiencies; keep accurate records of drawings and contract specifications.
- Obtain approval from the CMO and Space Management Managers prior to the commencement of business in the relevant tenant units.
- For moving‑out cases, ensure tenants hand back units in accordance with guidelines and requirements.
- Support mall improvement initiatives related to aesthetic design, shop‑lot/kiosk upgrades, maintenance works, hoarding boards, Capex, Opex, AEI and tenancy works.
- Handle operations procurement, including tender management for shop‑lots/kiosks and reconfiguration works.
- Prepare technical and incident reports, monthly Management Reports, presentation slides, asset plans and other documentation.
- Maintain close coordination and productive relationships with other key departments at mall level and HQ Office.
- Establish rapport with subordinates, create and maintain departmental morale and build team efforts; enforce discipline, attendance and punctuality.
- Handle staff grievances, disciplinary problems, and assist superiors with more serious cases.
- Lead, guide, delegate tasks and assess performance of subordinates; supervise and monitor work to ensure satisfactory completion.
- Motivate staff toward self‑improvement and better performance.
- Perform any other duties assigned by the line of report.
